• Perform complete cost segregation studies on purchased and newly constructed commercial properties across various industries. • Conduct on-site visits for clients nation-wide in order to identify personal property assets which can be separated out from real property assets for tax savings purposes. • Review and analyze AIA G702 and G703 documents, schedule of values, depreciation schedule, and the general ledger for newly constructed properties in order to determine personal and real property asset costs. • Review job site blue prints which include architectural, civil, electrical, HVAC and other engineered drawings in order to ensure accuracy of asset evaluation during on-site visits and accuracy of report development.• Estimate constructions costs, personal property asset costs, and real property asset costs using RSMeans software and Marshall and Swift cost manual.• Build reports derived from on-site visit evaluation and applicable cost documents which are used as a basis to file the client's 3115 Tax Form, Application for Change in Accounting Method.

• Provide complete cost estimates for new unit compressor equipment for world-wide product development engineers. • Develop a cost price make up structure that captures all expected costs on a prospective order and is also used as a basis for revenue forecast. • Use historical and current contract data and analyze engineering drawings to determine cost on all major and small item compressor components. • Work with manufacturing, engineering and purchasing for cost accuracy. • Manage and establish manufacturing labor hours, engineering hours and purchasing target costs for all new unit and upgraded equipment orders, for orders over $1M in revenue. • Issue conformed budgets once an order is booked, with updated labor rates and new costs incurred not established in original estimate.• Work with project managers to ensure all project costs are captured.
