As Project Administrator, I play an integral role in the development team. Progress Development Group, LLC is focused on creating affordable housing options in Central Pennsylvania. Low Income Housing Tax Credits awarded by the Pennsylvania Housing Finance Agency play a vital role in these projects. The administrator assists in locating potential sites for housing development, compiling application documents, outreach to community stakeholders, and researching additional financing options.

Responsible for all aspects of LIHTC property management. Leased up a 36 unit LIHTC property within three months of the Placed in Service date and continuing to maintain full occupancy. Initial year file review was conducted with zero findings. Prior to lease up, created and reviewed leases with legal counsel, wrote additional policies for marketing and management of LIHTC property and received state approval. Created all marketing materials, and hosted all marketing events and open houses. Single handedly completed all initial certifications and move ins.

Responsible for all aspect of property management. Managed a 66 unit, Section 8, HUD Multifamily Apartment Complex, owned and operated by HDC MidAtlantic.• Oversight and coordination of all aspects of property management and maintenance • Program administration in accordance with HUD Multifamily Housing Handbook • Verification of income, assets, medical/childcare expenses, determining rent based on income guidelines• Maintaining 100% occupancy, limiting and recovering loss of vacancy thru collections, special claims or the District Magistrate; enforcing all leasing activities, filing evictions• Responsible for submitting requests for over $360,000 in federal subsidy• Procurement, supervision, scheduling and documentation of all maintenance activities• Above average rating on the Pennsylvania Multifamily Asset Managers review for file compliance, 2011• Create annual budgets and narratives
