Manage team which spearheads alignment of systems, processes and users across the country specific to outside plant engineers; communicate to leadership and other impacted organizations regarding roadmap, progress, resolution of pain paints, business benefits and training prior to release into production of new processes in directional systems; manage team to map outside plant engineer, construction and operation processes in legacy systems; collect and analyze business benefits upon alignment into directional systems; work with solutions planning, architecture, product owners and business owners to create a future and converged process which is improved and impactful and useful to the field; manage team to schedule, coordinate and implement external training to vendors and engineers; manage onboarding of outside plant out of franchise vendors; manage annual vendor training budget; actively participate in annual capital planing exercise to set out all epics and capabilities for the following year.

Leads and manages Access Engineering Solutions team supporting the field and vendors alike pertaining to any systems or process-related issues that arise. Onboard all vendors into Verizon's systems nationally related to wireline out of franchise. Train all vendors and engineers alike on Verizon systems and process as they onboard. Work with Learning and Development to ensure engineers are cross-trained with in all aspects of the build. Communicate process and system updates to leadership, the field and vendors. Develop processes to ensure proficiency and efficiency of data as well as working to align Verizon systems overall.

Serve as liaison to Verizon Wireless, Verizon Business, Business Development, Smart Cities, Government Affairs and Legal. Ensure that all communications with jurisdictions in regard to the fiber program continue to move forward and that all agreements are in place to do so. Coordinate efforts/communications with Verizon Wireless and Verizon Business to confirm that all initiatives/plans with the city are clear for each team prior to entering into discussions with such jurisdictions. Host weekly meeting with such named groups in which all three metro areas and surrounding cities are discussed in Verizon's progress with our proposed fiber plan for that city. Submit weekly updates for executive level review that include: progress made with each metro area (and their surrounding cities), upcoming meetings with such jurisdictions, legislative updates, continual analysis of each of the metro areas and their surrounding cities with regard to various related factors to the program as well as agreements entered into and/or partnership status. Run bi-weekly reports out local systems tracking particular factors for each city to determine our approach to each jurisdiction. Update internal database to contain all information needed for each key city in the surrounding areas of Minneapolis, Des Moines, Omaha, Chicago, Madison and Milwaukee as well as those marquee cities. Drive Franchise Agreements with municipalities within each market by working in conjunction with business development, right-of-way contacts, legal, Verizon Business Project Managers, government affairs and SGA to coordinate the same. Communicate daily with each group to ensure that the program continually moves forward by hitting all milestones prior to the deadlines set and by removing all obstacles which may hinder that goal from occurring.

Lead rationalization of site forecasting; lead creation of detailed timelines for all projects in market to drive results for site delivery, provide weekly communication for status of program for each level of business to the leadership team, host weekly cross-functional meetings and work to resolve any issues, source market issues and discuss with national team to evaluate with other markets, drive process improvements and efficiency where noted and needed, lead the pre-build phase and drive build phase.

Work projects from start to finish. Submit project design to vendors and review their file audits of the same; submit project design to tower companies and review applications regarding the same. Determine what is needed for each project and forecast each milestone dependent on various factors. Meet weekly with each vendor and tower company to track progress of assigned projects. Update daily all milestones for each project in master database. Submit POR's for processing. Review structural analysis for each project for proposed work to be done. Review lease drafts and work to obtain final version. Review permits needed per the scope of work being done for such project. Close out projects within forecasted deadline. Submit daily reports for projects assigned.

Participate in scoping of projects, review close-out packages including all documents relating to the same, review and approve construction drawings for site acquisition and construction.

Track and confirm equipment for new build projects are on track in accordance with projected install dates, tracking real estate and regulatory tasks are on task to complete prior to the date that install needs to occur, communicating with construction engineers, equipment engineers and real estate specialists that all projected milestone dates are being to ensure current build plan completion.

Manage and process modifications, dark fiber, temporary assets and generators/HVACs/batteries/power plants, all pertaining to Verizon sites within the Midwest area; negotiate lease business terms with private landlords and tower companies, assess construction, engineering, legal, landlord relations, regulatory and environmental aspects of each project and communicate with such departments and external contacts regarding the same; manage personnel in the departments as notes above; designated as point of contact for legal and projects needing creative solutions in real estate department.

Provide legal advice and representation to clients regarding residential and commercial property law; representation includes communication and meetings with clients, court appearances, representation at depositions and mediations, research and analysis of statutes, ordinances, rules and regulations, as well as negotiation with opposing parties and drafting of pertinent legal documents.

Act as moderator to Grievance Reviews to determine whether a file should proceed to a hearing; Administer Ethics and Arbitration hearings throughout Minnesota (150 hearings); answer in-coming questions regarding the law and/or the REALTOR Code of Ethics from consumers and REALTORS on a daily basis; act as liaison for the Minnesota Association of REALTORS (“MNAR”) Forms Committee; draft articles in regard to Forms for the MNAR Resource publication; draft articles in regard to Legal Updates on a bi-monthly basis for the MNAR E-Resource publication; train 200-250 Committee Members of the MNAR Professional Standards Committee on an annual basis; and teach classes regarding legal updates to REALTORS.

Draft Purchase and Sale Agreements, leases, easements, Development Agreements, Contracts for Deed, title objection letters, closing documents, opinion letters and letters of intent; register land in Torrens; draft and review loan documents: Construction Loans, Guaranty, Environmental Indemnity, Promissory Note, Mortgage, Assignments of the same; draft Written Action for Members, research 515B issues, review plat applications; and review surveys for encroachments, correct legal descriptions and certification.

Draft Purchase and Sale Agreements, Amendments, Reciprocal Easement and Operating Agreements, Construction and Development Agreements which include designation of duties within common areas, conditions and restrictions, leases, easements, contracts for civil engineering services and title objection letters; assess taxes and special assessments for client, research on-site potential property for new store locations; apply for variances, special use permits; present reports regarding variances at city planning commission meetings; review environmental reports (Phase I, II and soil reports) for each assigned property; review surveys for any encroachments, correct legal descriptions, and certification; and actively closed on acquisitions approximating $44,625,000.00 in property value.
