Interact regularly with property owners to provide progress reports and ensure objectives are met. Prepare all required legal notices and coordinate necessary legal action. Prepare monthly reports, variance reports and calculate all special billings. Assist in preparation of annual budgets, forecasts, management plans and operating expense reconciliations. Analyze and review operating expense statements, ensuring compliance with lease obligations. Oversee building maintenance and repair. Assist in planning, budgeting and tracking of capital and tenant improvements. Plan, coordinate and supervise tenant relation events, emergency training events.

Responsible for compliance review, correction and completion of I-9’s in accordance with Federal regulations. Facilitate in customizing Property Management Reports and Operational Reporting measuring sales and marketing performance including customer service inventory management, credit standards and cash flow management, encompassing revenue and expenses.

Manage and oversee daily operations including budget, benefits administration, and labor disputes. Responsible for all personnel decisions, including policy and procedure development and implementation. Negotiate contracts with numerous Real Estate and brokerage companies, suppliers and maintenance companies. Manage relationships with multiple organizations including Department of Real Estate, Federal Housing Administration, auditors/accountants/attorneys, insurance corporations, city and county agencies. Project and forecast future sales revenue. Participate in loan originations, processing, funding, quality control. Oversee all audits and regulatory compliance. Oversee and participate in monthly fundings exceeding $17 million.
