I help contractors respond to solicitations from the U.S. government, Navy and Army Corps of Engineers, review and mitigate scope creeps, and obtain construction notices to proceed. Deliverables include design intent and construction documents, technical responses to bids, and construction administration.

Expedite DSA and OSHPD/HCAI projects, obtain construction permits, administered bids and oversee construction. In addition, I used my expertise with public agencies, drafted technical proposals and captured projects that turned a five-figure loss into a six-figure profit.

Managed teams executing a multi-million-dollar expenditure program that funds refurbishment, improvement and construction projects throughout the County. I worked with user groups, supervisor's office and maintenance staff to develop scope, capture program funds, worked with contractors to develop project schedules, establish capital projects, expedite completion and troubleshoot project issues.

Working with a college friend, we turned a start-up from custom remodels to a successful, busy interior design firm. During those years, I provided code analysis and technical reports to clients for architectural needs. I also guided team members and engineers on the design production of commercial offices and anchor tenant remodels in Los Angeles and Orange County.

From master plans and design packages to construction documents and sketches in the field, I prepared, oversaw the production of and presented design packages to clients. I also expedited and obtained necessary permits from City of Los Angeles on the remodel of several apartments in Koreatown, development of a creative office design project in Santa Monica. Lastly, I managed a team of engineers and environmental consultants to revise and resubmit an impact report for the planning approval of a housing development on Verdugo Hills Golf Course.
