He worked his way through school as he worked his way from the field to project management, studying architecture at North Carolina State University and business at University of North CarolinaSteve has worked on all sides of the table: public/private sector, landlord/tenant representative, superintendent/project manager, owner, end-user, and design. Developed a preconstruction phasing plan and estimate that won our team the opportunity to serve construction manager for a complex, phased renovation. Decreased design and estimating sequence by working with designers, clients, and furniture vendors to determine conceptual budgets with detailed design narratives that served as the programming document. The phasing plan facilitated business unit swing spaces which identified permitting phases. This resulted in a 33% increase to annual revenue for 2019.

Mr. Hess leads project teams across all aspects of project delivery: designer selection, programming, zoning and planning activities, procurement and execution. He has a passion for providing service to his clients on ground up projects, renovations, interior upfits and capital improvements. Currently he is working with a financial investment company on their campus masterplan over 115 acres, and 800,000 sf divided among seven buildings. The team recently completed the demolition and reconfiguration of 450,000 sf of office space—including a new cafeteria, fitness center, and wellness center. Ongoing projects include a site plan approval of a new master plan with extensive hardscape and landscape renovations, pedestrian bridge, 2,000 space cast-in-place parking deck, firelane and delivery road reconfigurations, and utility infrastructure upgrades.

Provided real estate development study for Ronald McDonald House of Durham, managed facility assessment of property, crafted and managed designer RFP process for RMH expansion. Managed design and preconstruction of Duke SmartHouse—a living laboratory-- with Duke School of Engineering faculty & students, along with architects and engineers. Participated in all phases of the Duke Divinity School Addition from preconstruction through punch list, performed constructability reviews, estimating variance reports, researched best practices to build neo-Gothic addition adjacent to Duke Chapel. Worked hand in glove with traditionalist architect to innovate contemporary, regional construction practices (replacing plaster groin vaults, with GFRC which required intensive PME coordination. Delivered the highest quality product to our client while managing an intensive amount of design changes, our construction team documented 620 changes in 500 workdays, our constructability review incorporated 280 comments/issues into the GMP, eliminating costly, time-consuming changes.
