Client Representative and project lead for multiple concurrent high-rise projects from project inception to project close-out. Focused on both in-fill residential development and larger master planned communities around the Toronto area.Pre-project responsibilities include facilitating the land acquisition and due diligence process, developing project proformas, budgets and timelines, manage investor relations and developing monthly and quarterly reports.Design phase responsibilities include procuring all required consultants, leading the design team through design, municipal applications and working drawings, managing project schedule and costs, liaising with the community and municipal staff through the approvals process, and applying for all required permits.During and post construction, responsible for coordinating with construction manager through tender and award process, liaising with the construction team ensuring design intent and project budget is adhered to, managing the occupancy process, turn-over and the Tarion warranty process.

Infrastructure Ontario's Land Development Division (LD) was created in 2012 and is comprised entirely of professional architects, developers, planners and financial analysts pulled directly from the private sector. LD’s mandate is the development and disposition of surplus government lands situated in high value locations with strong commercial or residential development potential. Projects are focused on large and complicated transactions geared specifically to private real-estate developers who would not typically respond to an AFP-type government offering. As such our team is small, nimble and able to walk the line between government policy and process requirements versus the desires of the time-sensitive and profit-driven private sector. An intimate knowledge of how the private sector works and thinks is essential to success.

Responsible for managing a multi-disciplinary team including the coordination of all external design consultants on multiple concurrent high-rise projects ranging in size from 250-1,100 units; Role included project development from Concept Design to Working Drawings, preparing condominium documents and unit plans for sales launches, collaborating with extended team (sales and construction) to ensure vision was carried through to Condo Registration; Developed project schedules, design parameters, municipal submissions, executive reports, competition briefs and internal design packages.

Responsible for managing integrated team from all departments including Acquisitions, Development, Construction, Sales and Planning.Role included managing high-rise purpose-built rental projects up to 330,000 sf ($113 million), from the acquisition and due diligence phases to completion of municipal approvals. Procured and led full consultant team, developed building program & proforma inputs, prepared municipal applications, liaised with community and City staff, prepared reports for Executive Board. Focus on Sustainable development and analysis of new legislation (e.g. Comprehensive Zoning By-Law and anticipated impact to company portfolio)

Extensive experience in schematic and design development, municipal approvals, site plan and zoning review, working drawings, OBC review, consultant coordination, contract administration and Project Management.Experience with high-rise residential up to 170,000 sf with construction budget of $42 million, commercial projects in the media sector and master-planning work.
