Manage all facets of a large high-end property (2014 rental revenues of $8.9M). Le 4300 is a 13 floors 317 units older building, with challenging construction projects and tenants. Besides the outsourced specialized trades, a team of 21 full time employees ensures daily operations.Manage the tendering process, implementation, logistics and communications between trades, tenants and ownership for major construction projects spanning over 4 years• Windows change (2011), Underground garage slab reconstruction (2011-2013), Balcony & masonry rebuild (2011-2013), Boilers retrofit (2013-2014), BAS System Installation (2014), Apartment redesign & renovation (2014-2015)Supervise work of a team of outsourced contractors, plan and control budgets, quote and design larger projects (yearly project and operations budget of 6.5M). Ensure daily in-house operations are running smoothly (doormen, valets, garage attendants, resident staff, office staff)• Use of Yardi/Voyager system, PayScan for financialManage tenant relations/complaints, and lease negotiations.• Active party in the 2012-2013 Rental Board negotiations with the 4300’s tenants association (over 180 cases settled)• Engage tenants in building’s projects, give positive spin and PR to difficult situations, create harmonious dialogue between ownership and tenants• Lead during crisis management such as major floods, electrical/heating issues
