Current• Preparing the list of services required for maintaining the Buildings and properties: Identify the services that could be managed inhouse and the ones that need to be covered in the maintenance contract with third party.• Initiate the services proposals and Identify list of vendors.• Plan and manage all contracts to ensure that they are professionally delivered at the right costs.• Manage the Annual Maintenance Contracts for the buildings and properties.• Ensure that the scope of work under the AMC, comply with the property’s requirement.• Ensure expiry of contracts are well-monitored and re-procurement is initiated if needed.• Analyse and evaluate annual maintenance contract requirements.• Follow up with the selected companies on their performance and terms and condition of the AMC.• Ensure that all invoices submitted by the service provider and it’s in compliance with the greed AMC payments schedule.• Monitor the Preventive maintenance works at all the properties, including the PMs covered in the AMCs.• Review the master list of the PM activities, and ensure that the same is timely updated based on the agreed services in the AMCs. • Ensure that all require and schedules PM are being carried out on time and without fail Monitor the corrective maintenance in all buildings and properties. • Review the CM requests/complaints in the master file in a daily basis and ensure that all complaints were attended. • Ensure that the third party replaces the defected parts with the same quality as specified in the O&M manual. • Establish and document protocols for preventive maintenance procedures. Procure information from various vendors to ensure cost-effective purchasing.• Delegate tasks to carefully selected employees in alignment with resource management goals. • Monitor multiple databases to keep track of all company inventory.
