In this Next Chapter of Great Rivers Realty Capital, LLC ("Great Rivers"), we are taking measured and calculated steps toward creating financing and direct investment vehicles through our proposed "Finance to Own" and "Finance to Flip" programs. The structure involves providing developers with 100% Capital Stack Financing, which then leads to the ultimately purchase of the asset via our internal DST-Sponsored vehicles. Concurrently, we will offer the same 100% Capital Stack Financing by which Great Rivers will receive the exclusive assignment to list and sell the property upon fully funding and rent commencement by the Tenant.Great RIvers will also continue to serve as an acquisition consultant in sourcing direct, "off-market" transactions on behalf of custom 1031 clients, family office investors and institutional groups seeking passive net lease properties, retail strip centers, industrial and healthcare asset. Great Rivers goes beyond simply finding a deal - we provide custom analysis of deal, market, the concepts, the tenants and the financial capacity of those tenants. We source, negotiate and shepherd the deal all the way through to a successful closing and beyond - from purchase negotiation to lease review, contract drafting, ordering and managing of third-party vendors, third-party report review, arranging financing and, finally providing ongoing asset management services for clients post-closing.
