When I joined Magna, I had my first opportunity to work with MMC pod houses produced by Rollalong, but under a main JCT contract with F&D Contractors. F&D prepare the site in readiness for pod units which are are factory built then transported to site and installed via crane onto prepped bases. External facade and roof is then finished traditionally with trusses/tiling/brick/stone and service connections and F&D return to site to complete the external works package, ready for sign off by NHBC and Magna Housing. The Programme should be condensed, however this is still under review as a proof of concept idea. The end schemes do look great, and most would struggle to know that they are actually in a "factory built and delivered" product. Furthermore, reports after 12 months end of defects are extremely positive with minimal movement and very happy customers. From Aug2023 I have been working with Vistry to complete 55 flats for Extra Care. These schemes are close to my heart and I am really glad to be reinvolved in such a fantastic development concept. Whilst the scheme has been on site for some time, I am lucky enough to step into the remaining 6 months prior to handover. Glory hunter, I am not, but this is a very exciting time, working with Dorset Care and Council as well as Magna Operations & Lettings, to get the scheme ready to receive new residents in the Autumn. I mainly work from home with site visit thrown in which has always worked well for me since becoming self employed. In my spare time my husband and I are carrying out our own self-build project!!

Homebased

I originally started by consulting on extra care and general needs/shared ownership housing projects for housing associations and private contractors. I also carry out contract administration services working from home or based on site, and attend meetings on behalf of my clients when necessary. Within the contract admin role, I have to-date dealt with matters arising to secure CFSH and also written and produced O&M manuals for practical completion. I still offer my services as contract administrator for Exbury Homes Ltd when the need arises and in December 2017, secured all new gas/water/electric meters for a take over site in Farnham, Surrey, followed by pre-start commissioning of all undertakings for 43 units in Waterlooville including section 185, 104, 278/38 agreements with direct control on behalf of Exbury Homes. My reward was my own personal EHL credit card! I thoroughly enjoy working alongside Mike and this role as Exbury+1 has given me a great insight into how new builds are a headache from both sides of the fence, not just from a housing providers perspective.
