Petani, Kedah (23 acres commercial centre) - To conduct feasibility study by engaging nearby international school for converting unsold shoplots into student hostel- Exploring 3.75 acres frontage commercial land into medical centre3. Ion Vivace, Batu Kawan@Penang - In progress for alternative development proposal from serviced apartment which already over-supplied in the area.

Being task to spearhead the property division by setting up the new team for the property development division. My scope of works inclusive the land matters, strata titles application, project planning, authority liaison, project budget control with QS, marketing strategy with S&M dept, project management and property management for the following projects. GDV:RM500 mil.- Replanning for the township by engaging international architect, Lead8 with the ‘Desa Park City’ concept and introduction of central park, NSK for grocery and household goods, private hospital and planned tenant mix for the shop lots.- In progress for the Phase 2 building construction and phase 3 KM for land matters.4. 230 ACRES MEDICAL CITY@BATU KAWAN, PENANG WITH COLLABORATION WITH PENANG DEVELOPMENT COROPERATION (PDC)- Signed MOU on 27/06 for providing eco-tourism and global business services including hospital, medical school, medical supply hub, rehabilitation centre, wellness centre and mixed development hub in Bandar Cassia, Batu Kawan.- Engaged with professional consultants and industry expects to conduct the feasibility study, market research, master concept and business proposal on the technical and financial aspects.

- To lead the joined team with China counterpart and carry out the master planning, the marketing strategy of the industrial park and construction activities with the consultant.- To work closely with account department and contract Department for the Budget, Cashflow, balance sheet and P&L which to present it for the Board Meeting approval.- To carry out value engineering with the team in the rock bolt design on the slope, sewerage treatment plant, water tank, road and drainage design with cost saving more than RM6 million. - To liaise and having monthly meeting with Bahagian Perancang Ekonomi Negeri (BPEN) and other local authorities in order to expedite the necessary approvals. - To carry out the negotiation with the investor for the land sales and to assist them the one stop centre (OSC) services such as recommending Delloite or other accounting firms, lawyer firms and other consultants for their company setup in Malaysia, application for incentives, operation license, legal advice, preliminary planning layout and preliminary environment impact assessment (EIA). We actively engage with ECERDC, MIDA, MITI and other government agents after their submission in order to expedite the process.
