I currently manage multiple aspects of the construction process including projecting cost and labor requirements along with plan review and permitting. I am also in charge of managing and creating a budget along with interviewing, selecting and negotiating contracts with subcontractors. I establish project timelines and schedules. I meet with building inspectors and address all issues or concerns. I manage all financials including accounts payable and receivable. I analyze the bill of materials for accuracy. I close out all warranty and punch list items to insure buyer satisfaction.

I was significantly involved in lease negotiations, build-out, design and planning for the retail space. I am involved in daily discussions with the partner about operations. I manage and input financials into accounting software and prepare tax documents. I perform minor repairs and routine maintenance. I am also involved in the interview process for new personnel.

I perform commercial appraisal and consulting services for investment, mortgage lending, foreclosure, trust, asset watch list, tax appeals and litigation support services. I analyze and value various types of commercial real estate including vacant land, industrial, office, retail, self-storage, restaurant, multi-family and mixed-use properties. In doing so I manage and implement various techniques and approaches including a highest and best use analysis along with the Cost, Sales Comparison and Income (both direct capitalization and discounted cash flow analysis) Approaches. I research local and regional tax data, zoning requirements, flood zone status, demographics, income and expense information along with comparable sales and listings. In addition I read and analyze purchase contracts, lease agreements, financial statements, cost projections, construction drawings and budgets. I have provided commercial data consulting services for multiple tax reassessments. I also develop and maintain good business relationships with top commercial real estate professionals, property owners, institutional grade clients and contacts. I manage deadlines and client relations in a high pressure environment that demands accuracy, efficiency and flexibility.

I worked as part of a two person team to plan and design routes to increase productivity and remove inefficiencies at multiple branch locations in different states. I developed complex GIS models to present to upper level management and supervisors at the corporate and branch level for approval and acceptance. I trained and supported local branch personnel. I worked an extremely flexible schedule to produce results in a timely and efficient manor. I met with municipal leaders and department heads to discuss complex routing designs and changes to existing municipal contracts. I provided upper level management with professional opinions and supporting data models for decision making.
