Project Planning• Assist in developing initial project budgets.• Review proposed site plans with Development team.• Coordinate and review plans and specification with Consultants• Help secure all required building permits and related project permits• Assist in developing and maintaining project scheduleCost Control• Help Project Manager with buy-out and contracts• Assist Project Manager with processing all subcontractor draws and invoices• Issue change orders to subcontractors• Review of all field expenses• Assist with Project budget tracking and reporting• Prepare monthly cost analysis and draw projectionsProject Administration• Assist on weekly project status reports and monthly production reports• Maintain all project documents and records• Ensure accurate and prompt payment to all Subcontractors and Suppliers• Ensure all Subcontractor lien releases are collected• Monitor shop drawings and submittals & track project RFIs• Update project schedule• Foster a cooperative and informative relationship among the Construction team• Develop a teamwork atmosphere with Development team• Ensure working relationship with Management and address all of their concerns and issues promptly• Develop relations with building officials and regulatory agencies• Be aware of resident expectationsSafety & Risk Management• Monitor and enforce all Company Safety policies and procedures• Enforce insurance requirements for all Subcontractors and Suppliers• Coordinate safety assessments with the Safety directorField Operations• Monitor construction progress and compliance with plans and specifications• Conduct on-site meetings with Field Personnel and subcontractors• Work with Field Personnel to create and maintain a harmonious team environment with Subcontractors and Suppliers• Assist with planning and conducting progress meetings with Development and Consultants• Help coordinate delivery of finished units to Management• Assist Superintendent as needed
