Managed the Florida portfolio of air cargo facilities and commercial office buildings in five cities totaling over 1.8 million square feet, plus 2 million square feet of aircraft parking ramps. Operations management entailed execution of strategic business plans, budgeting, leasing, contract enforcement, and capital improvements. Achievements included operating expense reductions, improvement of energy efficiencies and the strengthening of business relations with tenants, airport regulatory authorities and government officials.

Miami, Fl.

Coordinated the acquisition, transition and maximum performance of building assets. Implemented environmental improvements to strengthen market position of properties; acquired gold certifications for LEED and the Energy Star Program. Managed the Miami portfolio of properties, including, supervision, of capital projects, construction, operations and budgetary obligations.

Having served as President of BOMA Florida for two years, 2009 and 2010, I served in an advisory capacity as Past President from 2011-2013. It has been a privilege to work with colleagues to establish the foundation of a strong government affairs committee.

Performed due diligence, directed the acquisition, renovation, maximum asset performance and re-positioning of two commercial office buildings exceeding 1.4 million gross square feet and 174 tenant leases. Successfully managed operations and budgetary obligations, supervised capital construction projects in excess of $7.5 million and reduced operating expenses by 12%.Spearheaded implementation of comprehensive environmental improvements; Attained “Gold Certifications” for LEED, BOMA 360 designation and the Energy Star performance rating of 91.

Florida

Established a cohesive government affairs committee which effectively lobbied local governmental bodies, the Florida Legislature and Congress . Collectively, the efforts of BOMA Florida resulted in a successful lobby with solid legislative relationships to preserve and protect the rights of owners of real estate in the State of Florida.

Managed Crescent Real Estate Equities’ Miami portfolio comprised of five commercial office buildings, totaling over 2 million square feet. Implemented project management protocol and directed completion of $17 million in capital and tenant improvements; accomplished undertaking ahead of schedule and under budget. Increased value of the Crescent properties by reducing operating expenses and raising occupancies / revenues. Collaborated with the Crescent Acquisition Team, responsible for long range, strategic purchases of commercial properties in Miami, including due diligence performance, culminating in prudent building investments.

Responsible for maintenance of a mixed use portfolio comprised of office space, retail space, and a Marriott Hotel. Operations management included financial reports, budgeting, lease administration, tenant and capital improvements. Supervised personnel in excess of 75 employees.

Responsible for the management of two Class "A" office buildings, financial reporting, lease enforcement, personnel and tenant relations. Subsequent to the devastation of Hurricane Andrew in 1992, directed and supervised $18M in construction and renovation, renegotiated leases, conducted loss assessment, negotiated with insurance companies and mitigated damages. Coordinated with legal and finance departments, as well as third party vendors, to successfully turn around high delinquency rates due to the hurricane. Established new hurricane, emergency preparedness plans and recovery procedures. Achieved 80% occupancy within six months of hurricane devastation, up from 40%.

Miami/Fort Lauderdale Area

Supervised a portfolio of fourteen properties in Miami and Ft. Lauderdale, acquired new management accounts for the firm, negotiated leases and enforced lease provisions. Consulted for the Firm's properties nationwide, served on due diligence teams for acquisition and disposition of real properties.

Office Of Public Buildings And Real Property

Managed over 5 million square feet of government office buildings and warehouses. Responsibilities included contract administration, financial reporting, union negotiations, and management of personnel in excess of 175 employees.Coordinated events for U. S. Presidential visits and dignitaries.
