Taking care of neglected customers with way over-due warranty issues. Setting up systematic reporting systems and procedures to reduce field errors and reduce costs.

Delware City, De

In charge of all commercial and residential construction activities and property maintenance for a 325 acre site. Create budgets, scopes of work, value engineer renovation plans, land development plans, review and approve new construction plans, recruit and hire subcontractors, purchase vehicles and equipment, recruit and hire maintenance staff, create maintenance schedules/policies, set up tenant sub-metering system, reduced renovation costs by 6%.

Las Vegas, Nevada Area

Took over model home construction that was behind schedule and brought models back on schedule in two weeks. Assigned to community that was suffering from lack of quality. Held meetings with sub-contractors to discuss quality standards and get the construction team back on track. Had the most homes under construction (33) and met all closing dates. Provide training for new construction staff and warranty staff. Moved back east for family reasons.

Las Vegas, Nevada Area

Opened five new communities in 2015. Recruited and trained new project manager. Responsible for new home construction operations, provide input on feasibility studies, proformas, new product design, land development activities, successfully handled zoning changes with Clark County and City of Henderson for new communities, organized option program, trained sales staff and superintendents on features and benefits of new product vs. competitors, implemented program to create “one of a kind” homes with special interior features, landscape packages, designed new community entrances, amenities, signage and landscaping. Worked on budgets and value engineered plans for the only new project that was approved for 2016. Corporate refused to invest additional capital in the division due to slow sales. Laid off due to no new work.

Edmonton, Aberta Province

Multi-family and single family product. Took over a struggling purchasing system with no contracts, no insurance documents, no budgets, inefficient, poorly executed plans and a demoralized staff. Reduced turn-over from 110% per year to 20%. Set up budgets, value engineered plans, standardized construction practices to save materials, adjusted start packages for easier use by superintendents, reviewed all 71 plans for accuracy to make them easier to sell and build. Set up new estimating systems and systems to reduce errors. Set up training for staff members to learn how to estimate properly. Set up system to track profitability of options program where none existed before.

Greater Philadelphia Area

Managed gut rehab to include all permitting and zoning changes for a $1.9MM renovation of a 60,000 square foot warehouse into a training center and offices while achieving LEED Gold rating. Opened up commercial division for energy audits, installation of energy efficiency improvements, lighting retro-fits and roofing. Instrumental in winning $3MM DOE project. Solicited and won $1.1MM roofing project. Worked with US DOE, PA DOE, PECO Electric, Philadelphia Gas Works and Philadelphia Water Department to process rebates, grants and perform engineering services. Worked with Pennsylvania Department of Energy multi-family and commercial conservation programs. Renovated high-rise apartment buildings (6 - 11 stories high). Set-up energy auditing/retrofit program to service southeastern Pennsylvania region.

Austin, Texas Area

Started construction/home building company. Closed 28 homes in 3 ½ years with small staff, semi-custom and full custom homes. Handled all estimating to include generating purchase orders for home building and concrete work. Did general contracting/concrete jobs to include a medium shopping center, large commercial foundations, large custom home foundations and parking lots. Forced to close my company due to market collapse – paid all financial obligations.

Austin, Texas Area

Large national builder of move-up and high end luxury homes. Started homebuilding operation, closed 19 homes in first year, sales were 22% ahead of budget, added three new communities and won two MAX awards for new product. Hired sales and construction staff for new communities. Left to start my own company.

Central Texas

Started-up new division. Located 5 communities, hired core staff for purchasing, construction and sales. Parent company decided to pull out of all Texas markets. Laid off staff and sold and cancelled land positions.

Austin, Texas Area

Large national builder of single family move-up/luxury homes. Increased profits from $2.7MM on 108 closings to $9.2MM on 202 closings. Increased sales 27% while overall market was up 11% for 2002 time period. Increased options profits by 40% by training sales, construction and purchasing staff. Acquired land for future communities, did all entitlement work, permitting and managed land development. Largest project was a $200M community with 726 homes.

Houston, Texas And Denver, Colorado Area

Large national builder of starter and move-up homes. Chosen as #2 person to open Denver, CO division. Overcame trade shortage by “growing” small contractors into larger ones. Built charity-based battered wives shelter with 36 rooms, elevator, offices, dining facilities and full commercial kitchen in Houston, TX. Turned profit of $680K in 7 months after taking over area that was operating at break-even. Increased profit to $1.9MM in less than two years. Area jumped to #3 nation-wide from 25th place at same time. Area won Project of the Quarter twice out of 28 areas in a 12 month period.

Trooper, Pa

Managed land development and construction for single family homes, duplexes, condominiums and large (180 - 250 units) apartment projects (600- 800 Units per year) in the Pennsylvania, New Jersey and Delaware metro areas. Renovated two apartment complexes to condominiums for sale. Other projects included strip shopping centers, low-rise offices for medical and general office use and mid-rise office buildings. Handled development permits with utility companies, city, county and state agencies.
