Commercial Real Estate/ Credit Review Intern
I began my internship in commercial real estate, where I familiarized myself with the bank's policies and procedures. I delved into the various methods of property valuation and cap rate analysis. I also mastered the calculation of financial metrics such as the debt service coverage ratio. My tasks included reviewing and loan updating write-ups with fresh data. Property visits were conducted, during which I compiled site inspection reports. The internship included a weekly accounting class that focused on analyzing financial statements. Subsequently, I joined the credit review team and undertook a project updating a spreadsheet with details of every loan repayment and property sale from June 2022 to June 2024. I researched property sales using platforms like Realtor, Redfin, Zillow, among others, and compared the sale prices to the appraised values to assess the accuracy of the bank's appraisers. I completed a project comparing properties estimated NOI’s at underwriting compared to how they are performing. I was working on spreading public and private companies financials. I created a spread sheet and found data to track Chicagos cap rates of the last few years.
