Responsible for managing all critical pre-construction components related to cost, scope, and schedule to ensure timely groundbreaking within parameters of design criteria and pro forma as approved by investors specific to each of several projects at any given time.Currently responsible for (4) projects in the pre-construction phase valued at $164 million with another (3) projects under construction or in the close out phase valued at $111 million. Prepare conceptual estimate for buildings, site work and off-site construction requirements. Responsible for the daily management, coordination and successful completion of an average of 3-4 multifamily construction projects, ranging from $25-$45 million each, to meet time and cost objectives. Manage pre-construction requirements including permitting, general contractor bid process, general contract review and execution along with architectural drawings for approximately 1,500 apartment units. Coordinate municipal submittals and approvals for site work and building permits. Work with variety of internal and external sources and clients to ensure projects are completed according to plan.

- Represent Continental's interest onsite; monitor construction activities for potential issues impacting the project's quality, schedule, budget and compliance with construction drawings/documents.- Inform Construction Project Manager and project team of factors impacting budget, schedule or quality.- Monitor RFI and submittal process; update project information in Bluebeam.- Perform building punch walks and prepare construction punch lists to assure on time, quality building delivery to the internal property management team.- Procurement of dry utility will serve letters; site and building permits; sign permits; and special inspections.- Assist in coordination of municipal submittals.- Coordinate request for proposals & contracts for geotechnical testing, material testing, ADA consultants and architects- Provide research assistance on value engineering opportunities and present to the Construction Project Manager for review.- Played lead role in completing multiple projects that were severely behind schedule and underperforming.- Collaborate with internal and external stakeholders to facilitate construction activities that contribute to the successful delivery of projects that are on schedule and in budget.- Identify opportunities for efficiencies within role and current processes
