Engagements at RSG include: - Completing estimates of construction costs, including financing costs, for 10+ multifamily affordable housing developments throughout California utilizing site plans, prevailing interest rates, and Marshall and Swift Valuation Service ("MVS") to assist in multiple underwriting analyses.-Conducting a market analysis using ESRI Business Analyst, CoStar, and Excel to determine supply and demand dynamics for the City of Irwindale’s labor market, business activity, and real estate market to assist in drafting the City’s Economic Development Strategy Report. My analysis included a comparison of lease rates, vacancy rates, and pricing of Irwindale’s retail, industrial, and office real estate with the San Gabriel Valley.-Assisting the City of South Gate in developing affordable housing by completing construction cost estimates using MVS and serving as a relocation coordinator for Spanish-speaking commercial tenants by using CoStar and evaluating local zoning ordinances to assist the tenants with finding a new suitable location for their tire repair business.- Analyzing property tax distributions, assessed valuations, Redevelopment era municipal bond covenants and tax-sharing agreements to develop a 55-year cash flow projection in Excel to aid in completing a feasibility study on a proposed tax increment financing district for the City of El Monte.

In addition to my duties as an Administrative Services Assistant, my duties as an Analyst at the County of Riverside included:- Performing credit analysis on the County of Riverside's $7-billion fixed income portfolio’s ("Portfolio") corporate and agency credits by evaluating income statements, balance sheets, cash flows statements, quarterly conference calls, and 10-Q’s/10-K’s, and present findings to investment managers.-Using Bloomberg Terminal to monitor daily news headlines, research reports, and upgrades/downgrades to credit ratings and outlooks for the Portfolio’s corporate and agency credits.-Oversight of monthly financial reporting with junior front office and back-office staff, including reporting to Moody’s and Fitch credit ratings agencies and distributing detailed ledger reports to the Portfolio's depositors.
