* Abstracting and interpreting Ground Lease documents and amendments * Review and change Ground Interest Acquisitions * Support Accounts Receivable * Maintaining lease databases * Generate, publish and distribute lease administration database reports * Interface with accounting to establish vendor set-up and vendor numbers * Assist with collecting Landlord W9 forms and lease commencement documentation * Intake all lease related mail, code and distribute to others in the department * Review lease related invoices against the lease, checking for faithfulness to lease language and basic math calculations * Run and batch variable and recurring rent processing reports in accordance with compliance procedures for next level approval * Review subtenant income and update revenue share details * Follow-up Account representative regarding the Subtenants on the whereabouts of late payments, escalating to the next level of authority as needed * Set-Up meetings, conference calls and events, as needed * Interact and communicate professionally with other real estate team members regarding lease administration issues and/or database issues, escalating to superiors as needed * Analyze and review landlord and managed site owner payment histories and corresponding lease agreements to resolve payment disputes and effectively communicate the results of the analysis. * Administer Internal Controls audits to ensure payment obligations to landlords are being met and to maintain the integrity of the financial systems. * Assist Asset Management and M&A teams in negotiating settlements with landlords and managed site owners on payment disputes. * Calculate and process rent and revenue share payments to landlords and building owners as needed * Respond to and complete all financial audit requests utilizing data from current and legacy systems * Engage in process and system improvement initiatives

1.Develop and foster positive working relationship with landowners and / or their representatives for site locations leased by Company. 2. Define, facilitate and administrate leasing / ownership instruments to maintain unencumbered site locations3. Provide owner good understanding of processes, carriers and expectations.4. Understand financial reporting and lease activity reporting.5. Perform basic site management functions with respect to the properties (Landlord questions, auditor questions, etc.) 6. Ensure that Accounting is provided timely & accurate ground rent information to facilitate the payment of ground lease rents. 7. Provide information to Lease Administration group to facilitate the generation of ground lease amendments. 8. Work closely with other support groups (Regional Leasing Manager, Regional Site Manager, Lease Administration, Accounting, etc.) concerning asset related matters. (Lease issues, access issues, maintenance issues, etc.) 9. Interface with external property and real estate tax consultants on all tax related issues.10. Interface with other Operations support groups to abstract ground lease / property data and summarize in spreadsheet from for uploading into company asset management database system. 11. Review and interact with legal department regarding for those properties purchased or constructed by Company. 12. Provide insurance coverage evidence to landlords, as required by lease.
