After a nationwide search, I was recruited and accepted a postion as Deputy Commissioner for the Department of General Services. MY job was to evaluate, develop a plan and implement changes to move the antiquated department into a more modern streamlined department. Evaluating the staff and then negotiating, after an extensive RFP process, a third party facility management group to assume the role of the defacto real estate department. Upon successful integration of the third party provider, my position, with my extensive and focused real estate background became superfulous and I returned to McNeill Real Estate Services.

Continued to actively manage the industrial core accounts ($5.5 Billion), negotiated, analyzed and completed the acquisition of Centerpoint Properties (CNT) a public REIT for $3.4 Billion. Actively involved in large portfolio sales of +/- $3 billion, negotiate and manage commingled accounts ($600 Million) and oversee three investment officers and programs including : Single family housing ($5 billion), International funds ($500 million), Opportunistic funds ( $750 million). Numerous investment committee presentations, interaction and negotiation with other fund investors, extensive analysis of opportunities, due diligence and negotiations.

In charge of the Development and planning of South Port busness park, a 640 acre industrial/office development in West Sacramento, CaCharged with extending infrastructure, updating mater planning and entitlements as well as marketing the project for build to suits and speculative development.

Provided the overall property managment and leasing managemnt of the existing portfolio of properties. I mentored and developed employees and also was the first point of contact for ventures and development opportunities in the greater Sacramento Area.

I was originally an acquisitions analyst with PacTel Properties. At the time PacTel was part of the unregulated side of Pacific Telesis and I was part of a small, 10 member, group acquiring existing assets in Northern California, particularly in San Francisco. I was also the project manager on the redevelopment of 731 Sansome street, the former Dolby sound studio into the headquarters of Rucker Fuller Furniture as well as additional office space.

During my tenure at Prometheus I was tasked with analyzing the three componenets of property performance, Offering Memorandum vs Budget vs Actual results. Making reccomendations and presenting the findings to senior management. I also was involved in developing a joint venture package and presentation for the Cupertino City Center development site.
