Completed construction in six months, achieved LEED certification and recognition as “NJ NAIOP 2014 Office Deal of the Year”. Created and implemented GAF’s international acquisition strategy focused on driving corporate growth and expanding the product line. Quickly transitioned the Commercial Roofing Division into a profitable core business through a major investment in a new North American manufacturing network of four plants supporting the introduction of new technology/product. Monetized idle manufacturing site portfolio, representing 1.2 million square feet across six locations in one-year, netting millions of dollars in proceeds and annual operating cost savings. Personally negotiated 30-acre industrial land acquisition and concluded seven leasing transactions covering 60,000 square feet with $3M in lease commitments.

CSL International is the world’s largest owner and operator of self-unloading dry bulk cargo vessels and second largest dry bulk transshipper. Served as the primary contact for the Transshipment and Business Development Groups. Grew the business footprint by setting up the offshore dry bulk cargo handling group, and identifying and pursuing acquisition candidates. Created and implemented a complete business plan, sales program and acquisition infrastructure.  Researched, evaluated and met with C-level executives at over 20 companies in niche marine sectors including livestock carriers, dedicated cement carriers, heavy lift/project cargo, dry bulk short sea shipping and dredging. Designed and introduced unique marine transshipment solutions to meet critical customer requirements. Optimized marine transportation logistics encompassing vessel scheduling, inventory management and operating cycle time management.

Planned and directed the acquisition of Cement Australia’s coastal marine transportation business. Organized and piloted innovative refinancing for joint venture with Paiton Shipping, Inc. in compliance with new Indonesian law; closed very competitive 10-year financing.
