The Alfred Condominium is a 225 unit 40 story luxury full service condominium with health club and indoor Olympic pool. As resident manager I am responsible for staff of 20 which provides service around the clock. Utilizing past experience I designed computerized Heating system replac-ing the old Dunham Bush Vari Vac System. Incorporated devices to improve performance of sys-tems such as PTAC, Health Club’s jackuzzi, sauna, Steam to Hot water generators, boiler alarms, boiler protection from over fire. Involved in intercom overhaul. Involved in other projects such as local law 11 facade repair, budget and five year maintenance plan. Established safety procedures and trained staff. Retrofitt buildings systems making them “maintenance friendly.” Coordinated alterations with office, designers, residents. Designed and installed custom database network for tracking photo, tracking packages and building events to improve security, communication, and record keeping. Transitioned to BuildingLink install and network lines and software. Directly involved with overhauling intercom and smoke detectors as package unit. Focus on team effort made staff motivated to participate and suggest improvements. Involved in hallway renovation, retrofitting

Buckingham Towers is a 193 unit full service luxury condominium with bellhop and valet park-ing. I am responsible for the repair of 950 heat pumps, condenser water pumps and tower, fire alarm activated stair pressurization systems, wet/dry sprinkler/stand pipe systems, health club, and 358 space, indoor parking garage, and a staff of 15 down sized from 20+. Coordinated technicians troubleshooting multifaceted latent construction defects in order to comply with fire codes. Worked with elevator company to correct fire safety problems with emergency genera-tor/elevator/fire alarm defects. Worked to train new staff during strike when union contract ended and entire staff was laid off. Fine tuned HVAC system to save $20,000/year.

Cox is a highly technical engineering and manufacturing environment which services the deicing and temperature needs of the FAA, NASA, AND USAF. Responsible for all aspects of maintenance, troubleshooting problems with contractors, engineers, specifications. Redesigned and coordinated retrofits to resolve latent defects or additions to Energy Management System (EMS) with all trades and staff. EMS interfaces with all lighting, boiler, cooling tower, 450 tons of HVAC, refrigeration equipment, manufacturing presses and autoclave. Used computer to research and analyze system HVAC and Energy Management.
