About James Hughes
My journey from university, exploring the origins of the cosmos and the fundamental building blocks of the universe to being a real estate expert was not a typical one. It all probably started with some small brightly coloured Lego bricks making small cities and moon bases and from there developing a curiosity about how the world was put together. Arriving in this career from quite a different background has really worked and lets me offer something different. You don’t get a Masters in Astrophysics without being able to think widely about complex issues, have a laser focus on the detail and a drive to find a solution, coupled with an eagerness to help people all of which had led me to my successful career as a consultant. It also turns out those Lego bricks are still big part of my life, as I enjoy watching my son make his own amazing creations. (He’s much better than I was).My real estate story began over 18 years ago and since then I’ve gained experience across a diverse range of markets and sectors. I have developed detail knowledge in the core UK commercial markets, UK Shopping Centres, Central London offices, Prime London residential and after a brief stint in Prague and understanding of the Central European industrial markets.In my role at CBRE I provide the highest quality advice using the most up-to-date market intelligence, enabling my clients to make the best-informed decisions to meet their strategic objectives. I provide regular valuation advice on behalf of a range of institutional clients, including major pension funds and REITs. I draw on my experience in both investment and agency practice to better assist clients when assessing the impact on value of any asset management or disposal strategies. My career in real estate began in 2006 after graduating from The University of Manchester, (where I studied Astrophysics), working primarily in the residential sector. Following the completion of my MSc in Surveying, I changed my focus to commercial real estate. In 2010 I relocated to London to join Cushman & Wakefield, where I qualified as a Chartered Surveyor and after a fantastic three and a half years took the plunge and joined the market leading team here at CBRE, where I’ve been ever since. A decade apparently!I strongly believe professional advice is invaluable to all owners and occupiers of commercial property, good advice ensures value is enhanced and risks are minimised. I joined the Cushman & Wakefield summer internship programme in August 2010. I took the opportunity to refocus my career in the commercial property sector and complete my goal of gaining RICS membership.I worked in the Development and Planning department, where I assisted with providing strategic advice to occupiers.The primary project I completed during the internship was advising a London local authority on the potential disposal of a number of surplus sites. I assessed the redevelopment potential of the identified sites, by considering the likely scale of any new development and the market value of the completed scheme.The internship enabled me to apply the knowledge gained from my University of Reading degree and I was able to make a great impression which resulted in being able to join Cushman & Wakefield’s graduate training programme that year.

In 2008, I co-founded this successful property consultancy, providing energy performance advice for commercial and residential property owners. In partnership with an associate, In-Energy provided our clients with an efficient and professional service, enabling them to meet their requirement to provide Energy Performance Certificates (EPCs). Through building and maintaining strong relationships with our clients, I was able to grow our client base and continue to offer a consistently high level of service. My experience at In-Energy provides me with a detailed understanding of current energy performance and sustainability issues facing property developers and investors, which is of particular importance given the implication of the Energy Act 2011.Running the business throughout 2009 and 2010 required a highly efficient and client focused approach. Operating in a new market place and competing against larger firms, required an innovative approach to marketing and business development. This was my first role in the property industry, after graduation from the University of Manchester in 2006. I was based in the North West and specialised in residential survey and valuation.I joined the Edward Mellor training scheme, which focused on the residential sector providing me with excellent experience of inspecting and measuring properties, diagnosing building defects and the preparation of valuation reports.
