Assists and completes work orders generated from resident requests for service. Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move ins. Scheduling vendors and contractors as needed. Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. Maintains inventory of spare parts and maintenance materials. Completes monthly preventative maintenance. Supports cost-cutting and expense control programs. Conducts regularly scheduled safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance. Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.

Responds to resident work orders/service requests. Coordinate workload with service team members and follow up to ensure all requests are completed and meeting standards. Identify and address potential hazards by walking the property regularly and repairing or delegating where appropriate. Assist with completing property safety audits. Oversee and ensure that established preventative maintenance programs are implemented, documented, followed and participation in ongoing training per BH program guidelines. Oversee and coordinate team member work, maintain and/or repair electrical/plumbing/ventilation systems, organize scheduling for contractors and apartment renovations (in house). Prioritize service tasks consistently and communicating those priorities to the team. Train, develop, and mentor the Resident Services team. Effectively supervise our vendor partners to ensure quality of work.Lead capital improvement projects. Respond to service requests in a timely, thorough, and professional manner. Make vacant apartments homes ready for the next resident ensuring the home is clean and well-maintained. Contribute to the community through welcoming, professional service to the residents.

Perform maintenance repairs throughout the property. Coordinate all move-ins and move-outs with the Property Manager and Service Manager and maintain a schedule for timely completion of apartment make-readies, ensuring that all apartments scheduled for move-ins are completely ready for the new resident prior to move-in date. Diagnose problems and repairs in the areas related to electrical, plumbing, HVAC, pool, carpentry, dry wall, exterior structural and appliances. Assist with performing and documenting preventative maintenance. Assist with coordinating move-in schedules with Property Manager and Service manager.

Respond to and complete service requests in a timely manner. Provide excellent customer service when interacting with residents, guests, and vendors. Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the maintenance supervisor. Perform preventative maintenance on equipment within the community. Prepare vacant apartments for move-in, including completing any necessary repairs or replacements. Complete records in Onesite regarding service requests, preventative maintenance, and make-ready of vacant apartments. Perform electrical and plumbing work. Assist with grounds keeping, pool maintenance, housekeeping, distribution of notices, apartment inspections, and other tasks as needed.
