Zillow Group is a publicly traded digital real estate marketplace. Zillow Closing Services was the captive title company to Zillow Homes Division which was Zillow’s iBuying company which at its peak owned/flipped 25K homes. Zillow’s Board made the decision to wind-down the Homes Division in the 3rd quarter 2022.With 5 direct reports and a team to 700 (on-shore and through global service provider), built the platform to a $100MM run-rate with EBITDA of 37%. Established operating entities, corporate governance, and licensing. Selected accomplishments as follows: Installed operating system (ResWare) which allowed the company to scale quickly by building compliance into all operating processes, which leveraged our workforce including global team members, and created templated documents and email communication for high degree of customer satisfaction and consistency in service. Established vendor contracts and guided integration between our operating system and the vendor’s system which allowed for immediate, touchless ordering and delivery of vendor’s products and reduced labor costs. Created banking control environment and compliance program with procedures to ensure separation of duties for receiving and disbursing funds and to ensure strict adherence to disbursement guidelines. Grew business efficiencies and procedures to close 5,000 purchase transactions per month from fourregional offices. Guided product team in the custom development of a digital closing experience which reduced operating steps and created efficiency leading to labor savings in the closing operation of 12%. Allowed consumers to complete closing activities at their convenience leading to CSAT scores of 4.8 out of 5.0. Awarded ALTA Best Practices Certification which is a third-party audit that verifies adherence to the 7 pillars of best practice promulgated by ALTA.

Altisource is a publicly traded portfolio and asset management company. Portfolio companies managed as follows: Premium Title Services was the title and closing company responsible for a) generating foreclosure title search reports for use by foreclosure attorneys (10,000 per month), b) closing the real estate transaction when the property was ultimately sold to a new buyer, and c) issuing title insurance coverage to new buyers. Western Progressive was a foreclosure Trustee which would perform the foreclosure according to state law in non-judicial states including sending required notices to defaulted borrowers, publishing notices in newspapers, representing the bank at public auction, and managing the eviction process. Granite Risk Management provides services and risk mitigation to lenders originating residential construction loans. Lenders hire Granite to perform reviews of builders and construction budgets, manage a network of property inspectors, collect lien releases, and provide draw funding recommendations to the lender.President, Premium Title and SVP of Trustee and Granite Risk Management (2014-2019)With 8 direct reports and a team to 900 (US and India), responsible for $100MM in revenue and pre-tax income of $46MM. Led Premium Title and assumed responsibility for Altisource’s foreclosure trustee and attorney back-office support business. Acquired and led Granite Risk Management.Vice President, Title and Settlement Services (2012-2014)With 6 direct reports and a team of 600, responsible for all title insurance and settlement services. Trust Title was a regional title company headquartered in Virginia serving the southeast primarily closing refinance transactions. Had 45 employees and generated $16mm annual revenue.Senior Vice President - Loss MitigationWith 3 direct reports and a team of 14, responsible for managing the resolution of 11,000 stalled residential construction loans valued at $2B. Managed team of default negotiators working with borrowers, lenders, attorneys and contractors to establish work-out plans to complete construction.

TransLand was a privately owned mortgage lender with heavy concentration and expertise in residential construction loans with 80 employees and revenue of 45MM annually. TransLand's Loss Mitigation group was purchased by Trust Title (see above).Senior Vice President & CIOLed all operating aspects for the administration of $550M portfolio of construction loans including disbursement processes, billing, collection, and portfolio management. Reorganized or re-engineered internal processes to capitalize on innovative technologies.
