My role was split into three distinct areas; property management consultancy and strategic advice, new business set up and technical support to a large team of Building Managers.I delivered extensive consultancy services to developers and owners. Strategic advice included articulating to developers the management strategy for a proposed building or estate at a stage early in the design process. I also delivered a design review service that allowed the implications of design decisions on management to be seen by the design team at detailed design stage. This offered constructive, minor change suggestions aimed at improving the efficiency and costs of running a completed development. It would also inform the design team and other stakeholders of management activities that need to be supported by the design. With my project management background I was an ideal individual to set up new buildings. I agreed with the customer their expectations and specified service levels, set and managed service charges and set up budgets, tendered initial contracts and ensured that at first occupation the property management was as professional as possible.Prior to this I was head of fabric management. I managed a professional team of five surveyors and created and delivered a planned preventative maintenance programme across the portfolio. Generated the high quality survey reports required within specific budget and timescale constraints. Further experience gained in the programme planning department. Completed the project leading the finishing team delivering each building in the phased handover.
