• Responsible for managing all aspects of 200+ corporate leases including lease negotiations, renewals, extensions, sale leasebacks, and rent reductions. Main point of contact for all landlords and real estate related functions for all existing corporate locations to include locations under development. • Responsible for all GIS mapping and qualitative site analysis for new and existing restaurants and providing guidance and analysis on site feasibility and targeted markets for growth of the brand for both Domestic and International markets• Responsible for efficient and timely administration of site review process including preparation and review of all new and relocation site packages and ensuring all required information is contained in package for executive review including proforma analysis, budget, demographics, and any additional diligence items required• Management and coordination of all due diligence items from signing of letter of intent through opening for all locations including Sale Leasebacks, Acquisitions, and leases for all company locations as well as the sale or transfer of locations to/from franchisees in certain markets by coordinating with various departments to include Construction, Legal, Licensing and Accounting• Accurately maintain the lease abstract process, CAM Reconciliations, rent and invoice payments and data management responsibilities for all locations• Management of all franchise documents, royalties, correspondence and process for both prospective franchisees and existing franchisees of 200+ franchise locations domestically and internationally. Responsible for regularly performing royalty audits, tracking renewals, and development schedule, maintaining, and tracking all relevant data for FDD compilation, franchise audits, franchise compliance, and A/R tracking
