Primary responsibilities with GAIA include preparing detailed investor reports, analyzing market trends and property metrics, assisting in budget and business plan creation, and analyzing various value-add initiatives for the firm’s northeast portfolio.

o Support the company’s acquisitions team responsible for sourcing and analyzing potential multifamily, hospitality, office, industrial, and development investments on a national level for various public and private investment vehicleso Create detailed financial models in Excel and Argus to underwrite investment opportunities that require analysis of complex transaction structures including master leases, bridge financing, and waterfall structureso Conduct market research to analyze sales and rent comparables, vacancy and absorption trends, demographic trends, and micro and macro-economic factors o Create investor presentations and memorandums to raise debt and equity for investments under contracto Participate in the due diligence process by reviewing pertinent property information such as leases, historical operating and capital expenditures, service contracts, and third party reportso Perform various asset management functions, including budget creation, business plan development, and loan complianceo Lead the property disposition process by performing hold-sale analyses, broker and buyer selection, and deal execution through closing for assets valued in excess of $45 million
