Work closely with the assigned Development Project Manager to ensure all necessary due diligence is completed on a project (i.e. existing equipment checklist, structural, phase I, SIR, etc.). Work with the DPM and the municipality to acquire any needed permits. • Built and manage a network of external brokers and internal deal makers. ModWash’s reach extends across the Atlantic seaboard and as far west as New Mexico, each territory has an internal deal maker and a few external brokers. • Assist the CFO with all potential financing, including for new acquisitions, ground up developments and refinancing of existing units.o Prepare financing packages and run point on discussions with lenders• Participate with C-Suite in weekly investment committee meetings to determine final approval of both acquisition and ground up deals. • Monitor car wash trends and provide guidance to C-Suite on land valuation, market lease rates, competition expansion, and new markets to explore.

• Advised the Senior Management team on new property acquisition. This included identifying properties of interest, conducting market comparisons for purchase prices and lease rates, preparing preliminary project budgets, writing LOIs, and preparing offers. o Underwrote and performed due diligence for over 25 developments, totaling over $100MM of finished commercial retail assets. •Spearheaded the due diligence process for all new projects, including negotiating terms and conditions with hired professionals, reviewed the finished reports and evaluated solutions to any problems that may have arisen. • Quarterbacked the development process ensuring there was constant communication between developer, municipality, and developer’s professionals. Worked to streamline the permitting process by ensuring the correct professionals were hired based on the location of the project. • The retail map allowed the acquisition team to better locate areas of interest for their pool of tenants and increase overall productivity by simplifying the site selection process. • Participated in the acquisition of financing for real estate projects by assisting in securing Construction Loans, Permanent Loans and Mezzanine Debt. o Prepared financing pitch packages for banks and potential investors. • Built and maintained 5-year and 10-year cash flow proformas for RMC’s in-house portfolio of shopping centers, comprising around 10 properties. • Led project to revamp firm’s marketing database, resulting in an email open rate of 19% to 24% at completion. • Led part-time employees, managing schedules, daily tasks, and project management. • Participated in the acquisition and development of over 25 real estate projects between 2015 and 2020.
