The report summarises these findings and provides indicative investment costs.• All the backlog condition surveys (the ‘Physical condition’ facet) are based on the approach to such information assessment as described in the DH’s risk based approach to assessing backlog maintenance.• Facet 1 - Physical Condition- The overall physical condition of the estate is assessed on the basis of three elements; buildings internal and external, mechanical systems and electrical systems. The following scores/ ranks are used to classify the building and its components:• Facet 2 – Functional Suitability - Functional suitability should be assessed on the basis of three elements; internal space relationships, support facilities and location.
