Built two restaurants and one candy retail store (photos available). • Directed all facets of projects from pre-con meetings with the airport reps, client and HMS Host, to turnover of keys to the client with all inspections completed and certificate of occupancy in hand for opening day business. • First project was a restaurant on the center concourse with a $1.2M budget and turnaround from demo to opening of ~3 months.• Managed all subs, partnered with subs to develop and implement real time solutions to keep project on track, monitoring and ensuring adherence to project schedule and budgets, weekly update calls with redlined notes to architects and client, scheduling city inspections, managing material deliveries, and any other factors impacting construction, quality, cost and customer satisfaction.• Turnover to client was on time with all inspections passed and Certificate of Occupancy delivered. • The second project was a restaurant on Terminal B, with a $500K budget and turnaround in seven weeks. The facility included cold foods and a hot To-Go kitchen with a small bar. In addition to fulfilling the same construction management functions as with the first restaurant, secured replacement subs when previous subs quit without notice. • Achieved turnover to client on time with all inspections passed and Certificate of Occupancy delivered.• The third project was the Sweet Indulgences candy store on Terminal A, with a $200K budget and turnaround in eight weeks. Continued same project oversight responsibilities. Re-organized project schedule to account for the unexpected removal of Asbestos found during demolition. Developed and promulgated the schedule for all the vendors, Low Voltage, software, electricians, vac trucks and the pouring of concrete footings, thermoplastics, sign installers, etc. Managed work on two stores a week with closeout on the 5th day. • Developed daily construction reports with progress photos that were uploaded to the project site for JLL. • Screened and hired crews, managed multiple schedules and budgets up to $1 million per project, and worked with local, state and federal agencies regarding all phases of the permitting process. • Interfaced with clients, managed subcontractors in the field relevant to all phases of installation, quality control and safety. Monitored and ensured a high level of excellence from contractors, keeping them on schedule and ensuring completion of projects in requisite timeframes and with minimal punch list items.
