Managed various high-end condominium projects from pre-construction services through the construction process. Responsibilities included oversight of estimating department, crea!ng and maintaining a GMP, supervision of all office/field personnel and subcontractors; scheduling, procurement, monthly cost reports, submittal and RFI tracking, chairing all meetings with both owners and architects, collabora!ng with expeditors to obtain the C of O. Implemen!ng all safety protocols, jobsite procedures, and tracking all employee safety documentation. Also responsible for managing the redesign of Ryder’s marketing package including the website, brochures, business cards, and RFP response packages.

Managing projects from ground-up commercial/residential buildings to high-end retail interior fit-outs.

Managed nine multi-resident supportive housing projects for both City and State Agencies ranging in scale from 4-12 stories and averaging 50-77 units per building. All projects were new construction consisting of concrete block and hollow core plank or steel frame with metal decking. I was promoted to Senior Project Manager after three years of service. Responsibilities included supervising all office personnel including project managers, assistants, expeditors, estimator, and field personnel; scheduling, buying out all divisions, tracking submittals and RFI’s, organizing meetings with both owners and architects, resolving construction dilemmas, and collaborating with expeditors to obtain the C of O. I have personally managed over 97 Million Dollars in supportive housing since 2007. Won the 2009 Building Brooklyn Award for Affordable Housing (Morris Manor – 1247 Flatbush Avenue).

Worked on multiple projects consisting of high-end residences, residential additions, multi-family condominiums, and various small to mid-size commercial projects. Most projects developed from conception to construction documents. Primary focus on 90-unit condominium in Valley Stream, NY with below grade parking; developed from schematics to construction documents with no project team while working on multiple projects. Working on multiple projects at any given moment increased my ability to multitask in a fast-paced environment, while creating quality work.

Taught a 6-week Level I and II Continuing Education course about the basics of AutoCAD 2008. The class size ranges from 15-20 students with little or no experience with AutoCAD.

Worked in the hospitality studio on a fifty-five acre condo resort in Gulf Shores, AL consisting of 800 2-4 bedroom units in 5-14 story buildings and various support structures. Developed project from schematics through 100% construction documents. Responsibilities included programming designing, managing all construction details, and sheet coordination. Quickly promoted to project architect’s assistant with seven designers to manage. Also, worked as a Project Architect on a 32 story modern condo/timeshare in Orlando, Florida with 650 units and 100,000 s.f. of meeting space and a penthouse club. Responsibilities included setting project drawing standards; creating a work scope for project interns; and manage all drawings produced.

Breakdown material and labor costs from construction documents or shop drawings, create itemized monthly bills, organize meetings with general contractor, and create bids for potential jobs. Accomplishments were to resolve a reoccurring billing issue with a general contractor.
