The investment annually netted $18,500 after expenses with $11,000 cash flow after debt repayment. It was disposed in a by-owner/no agent sale for $227,000 in 2020 realizing over $45,000 of true profit. Next, I directed a multifamily rezoning venture between January 2020 and December 2023. In this deal I acquired an underutilized infill lot at 243 Bray Street, Athens GA for $99,500 without debt. I independently navigated the entire rezoning process for a 1.1-acre parcel from single-family to multifamily residential without hiring external consultants, lawyers, or engineers. To start I solved boundary overlap encumbrances with a quitclaim deed to clear title. I learned CAD software and employed draftsmen to complete renderings and site plans using AutoCAD and Lumion. To gain support for my rezoning efforts I engaged in stakeholder meetings with district commissioner Melissa Link, The Athens Land Trust and neighbors to share my development vision and improve land use plans. To argue my cause I delivered many persuasive presentations in local government voting sessions, resulting in unanimous approval from planning staff, Mayor Kelly Girtz and Athens City Council. These efforts resulted in a formal vote in favor of updating the zoning from single family residential to RM-2 Multifamily on Dec. 5th, 2023. This rezoning campaign increased density from 4 to 26 units, creating significant unrealized value of at least $445,500.
