After developing a lack of interest in remodeling and flipping homes, I re-entered the appraisal industry in my local area.As a Senior Staff Appraiser, I appraised Single Family homes, Mobile and Manufactured homes,Condominiums, 2-4 Unit Income Properties, and Vacant Land. Work was performed fornumerous Lenders, Appraisal Management Companies (AMCs), Real Estate Brokers andAgents, Trusts, Estates, and private individuals. I specialized in the larger than typical homes and higher valued lake and riverfront properties located in the surrounding areas. I also performed desk and field reviews on appraisals from numerous Lenders and other vendors. I covered an appraisal territory of eleven counties. I also assisted in the development and instruction of all Appraisal Trainees.

I reviewed nationwide high risk appraisals for large banking firms, mentored other review appraisers, advised loan executive staff on nationwide market value trends.As a National Review Appraiser, I reviewed nationwide appraisals for hard money loans (B & Cpaper). These limited narrative reviews included Single Family homes, Condominiums, and 2-4Unit Income Properties. My primary focus was to determine fraudulent and/or inflated appraisalvalues with limited resource data to work with. To make the loans more attractive to investors, I was heavily relied upon to determine if a property is located within a “flip” neighborhood and/or has a non-reported obsolescence.Although I was familiar with all real estate research tools, my resources here were limited toReal Quest tax records, Realtor.com, and online County tax records openly available to thepublic. In areas with unavailable or unverifiable data (non-disclosure counties/states, areas ofnew construction, etc.); I ordered drive-by appraisals, a Broker Price Opinion(BPO), and a “data dump” from alternate/more local sources for additional analysis when needed. Mandalay/United Pacific Mortgage closed on January 24, 2007 due to the economy.

Greater Los Angeles Area

As a Senior Review Appraiser, I completed desktop and field reviews of staff and fee appraisals.of multi-million dollar homes and performed appraisal inspections in Bel Air, Beverly Hills, Brentwood, Malibu, and Santa Monica, California. In addition, I performed quality assurance reviews on out of state appraisals on various occasions.I also was appointed as one of the initial four appraisal trainers during the implementation anduse of the Day One/Nova appraisal software in the Washington Mutual appraisal officesnationwide. Due to a higher pay incentive, I became a Production Appraiser. As a ProductionAppraiser, I appraised Single Family homes, Condominiums, 2-4 Unit Income Properties, andResidential Land. The properties I appraised encompassed all values with no limits.

Southern California

As a Level II Appraiser, I appraised Single Family Homes, Condominiums, and 2-4 Unit IncomeProperties. As a Senior Appraiser, I appraised the higher valued Single Family homes,Condominiums, 2-4 Unit Income Properties, and 5-30 Unit Apartment Buildings. At the time, Iwas the only Senior Appraiser at Cal Fed with a singular signing authority of $3,000,000. As the District Supervisor, I trained and managed the Los Angeles Westside staff Appraisers (inclusiveof Bel Air, Beverly Hills, Brentwood, Santa Monica, Pacific Palisades, and Malibu). I reviewedwholesale and retail appraisals and completed all daily reports and cost center functions.

As a Residential Appraiser, I appraised Single Family homes, Condominiums, and 2-4 UnitIncome Properties. I worked part-time for Southern West Appraisals until being recruited byCalifornia Federal Bank.

As a telephone sales consultant, I made “cold” calls and provided business advice on startingyour own business through a toll free number provided within the magazine. As the NationalOperations Director, I initially set up and managed the first Start Your Own Business store in LosAngeles. I then set up a nationwide chain of Entrepreneur Magazine’s Start Your Own BusinessBookstores. My responsibilities included buying and/or leasing all needed equipment andfurnishings, the layout and setup of the initial stores, and traveling with the seasonal Start-ABusinessexpos around the nation. I hired and trained all the local store managers and staff aswell during this time.
