Grew new territory from $0 to over $45 million per month in funded volume by hiring and training 12 AE's and 2 Sales Managers.

Responsible for the strategic direction of the national operations group which included processing, underwriting, closing and post-closing functions.Managed a division originating and funding over $200 million per month in mortgage loans.Oversaw 6 processing teams that processed and underwrote over 2500 applications per month.Built an efficient process flow, based on Lean Process Improvement philosophy, to maximize profits and quality while maintaining an approval turn-time of 24 hours and a conversion ratio of 50%.Managed the consolidation of two regional sales support centers into one national sales support center. Led the consolidation of three branches and managed all mortgage operations for the Northeast Region. Managed a team of underwriters and processors that closed $45 million per month in new mortgage originations. Set up a random audit process and tracking device, auditing 10% of live loans, to give instant feedback to underwriters. Prior to this implementation, the corporate office conducted audits three to four months after the loan was closed, making it difficult to provide feedback and training necessary for continuous improvement.Implemented a system to formally track credit exceptions, lowering problem loan losses by 20%.Met one-on-one with 31 employees to address morale and service issues. Used feedback to re-organize teams and improve workflow.

2007Opened a new wholesale mortgage origination branch. Consistently exceeded yearly volume budgets and income expectations, becoming the fastest branch to close $40 million per month in our 8th month open.Had the 2nd highest funded volume per FTE in the first year of existence ($13.1 million annual per FTE).Developed a Correspondent channel that produced $154 million in 2006, the 2nd highest total in the company, in the company's smallest market.Consistently in the top 3 branches, out of 22, for fewest rate cuts allowed. This contributed to the branch exceeding income contribution budgets by more that 150% year over year.Created a team-based processing unit that decreased turn-around time on stipulations to 24 hours and streamlined operations. Increased conversion ratios from 29% in 2004 to 49% in 2006.First in the company in 2006 for: funded volume per employee, $1.67 million per month; funded volume per account executive, $4.3 million per month (company average was $2.6 million); and funded volume per non-sales employee, $2.88 million per month. The branch achieved these results while maintaining quality above the company norm.

Supervised the Secondary Marketing team, which included investor relations, trading, pricing and analytics. Led a team of due diligence account managers responsible for sales of $400 million per month in mortgage assets.Personally managed the largest investor relationship, selling over $100 million per month to Household. I built the loan pool, managed the due diligence underwriting, and reconciled the final numbers.Negotiated forward commitment contracts with sale price and loan pool parameters.As the Decision One representative at numerous national conferences, sold the Decision One brand and developed new investors.
