Often handled multiple annual projects (new and remodel) predominately MEP and HVAC, including new equipment and systems, repair and renovation, and energy improvements. Participation in: Building Committees; Consultant selection; Construction progress meetings; Project Commissioning (QC/QA); Final Completion; and Warranty Period. Often served as Owner's representative.Develop project scopes; manage budgets; review and approve proposals and billings; prepare, track, assess and negotiate change orders. Extensive review of; Program; Codes (construction, energy codes, and safety); project design drawings & specifications; review of project submittals; O&M manuals; and warranty documents. Provided technical information and expected outcomes to stakeholders, clients, management, contractors, inspectors, and regulators. Produced project inspection reports. Lead project coordination meetings, tracked schedules and budgets through the life of the project. MANAGEMENT OF DESIGN SERVICES: Predominately MEP/HVAC systems, including oversite and coordination of Consultants and Contractors.Familiar with construction Codes, the Washington State Energy Code, LEED certification of projects, Energy Conservation Studies (including payback calculations & energy monitoring), plus experience in recycling, sustainability, and green energy options.MAINTENANCE AND REPAIR: Management and supervision of staff and contractors/technicians, for scheduled preventive maintenance (PM), plus scheduled and emergency repair of mechanical, electrical, plumbing, and HVAC systems.
