At Vivare we manage real esta projects in a different way, because traditional methods are not working. More than 30% of construction projects do not comply with 💸costs and 📅 schedule goals, another 50% fails on one os those. This situation is due to the approach for contracting and managing these initiatives. Most building projects are developed following Design-Bid-Build process, mainly using “fixed price” contracts for the construction services. This approach has repeatedly shown its inneficiency:❌ The experience of construction companies in the design phase is wasted. ❌ Designs are created without visibility on costs, with a high degree of uncertainty.❌ Construction companies tend to present lower offers, but many times higher than expected.❌ The interests of the developer, architect and builder are often conflicting.❌ Generally, the gain of some represents a loss for the others.❌ Communication between the parties is usually partial to have an “advantage”. ❌ Poor coordination and the need for changes leads to rework and inefficiencies.❌ The projects suffer from an unconstructive work environment, with conflicts and litigation. ❌ Risks are transferred, instead of focusing on prevention and mitigation.That is why at Vivare we develop projects using IPD Collaborative Contracts and Lean Construction techniques, which allow us to completely change the previous paradigm:✅ We involve the key actors of the project when they can contribute the most to its success.✅ The design process is developed based on the objectives of the Business Plan. ✅ The selection of the construction company is made based on its capacity and experience.✅ The project objectives are common and agreed upon by all parties. ✅ A distribution of profits and losses is established for everyone, based on objectives. ✅ There is total transparency between all parties and we work with open books. ✅ Early involvement of all teams reduces rework and inefficiencies. ✅ The work environment is very productive and conflicts are completely eliminated. ✅ The risks are shared and the focus is on anticipating and avoiding them.
