In 2010, Jan launched his first real estate lending and credit investment fund. Since then, he has pursued excellence as a credit investment manager and lender to real estate investors and developers. Today, Jan is the founder and Managing Director of Sage Credit Investment Partners, LLC (“Sage”), based in North Carolina. Previously, he was the founder and Managing Director of Arixa Capital Advisors, LLC, based in Los Angeles. The company is one of the largest and most successful businesses of its kind – focused on lower middle market and sub-institutional loan sizes. Arixa has funded more than $4 billion of loans since 2006 and manages several credit investment funds and joint ventures. As Arixa continues to grow, Jan remains a passive minority owner.In addition to managing the development of Sage’s platform, Jan has prioritized education about real estate credit investing. Senior real estate loans are analogous to a fixed-income investment (such as bonds), with attractive lower-volatility returns from prudent, shorter-maturity senior loans to seasoned borrowers. However, allocations to this strategy are often lumped in with real estate equity investing. This is partly because institutional investment firms typically assign fund evaluation in this sector to their real estate portfolio managers, who spend most of their time focused on equity investing. As a result, lenders are sometimes driven to chase higher-risk loans and capital structures to target returns that compete with real estate private equity. Also, many investors are trained that fixed-income investments need to be liquid – even though most don’t actually need to be able to liquidate their income investments on short notice. Overemphasizing liquidity can lead to other risks, such as exposure to changing interest rates -- as illustrated by the large losses regional banks suffered in recent years when rates rose and reduced the value of their high-quality bonds and other longer maturity credit investmentsJan’s strategy prioritizes excellent service to borrowers and investors, and creating a community to support borrowers’ success, rather than just funding their loans.
