About James Gable

With over 12 years of experience working in the facilities space specializing in facilities management and construction project management, I bring a unique skillset and knowledge base on how to interact with properties from conception to throughout their entire life cycle.During my career I have had the pleasure of project managing the construction of the Avery Recreation Pool facility on the Stanford University Campus, The Shepherd YMCA Firehouse, the Dan McKinney Family YMCA and others. Projects ranged from $100K to over $20M. During projects I devised benchmarks, metrics and budgets to keep projects on-schedule and on-budget. As construction was near completion, I collaborated with leadership teams to create FF&E layouts, timelines and distribution of work while simultaneously working with vendors to procure vital equipment. During construction processes, I work closely with design teams, architects, consultants, GCs and Subs to ensure a product that meets or exceeds expectations. On the facilities management side I have created facilities departments from the ground up and made strategic changes to existing departments to streamline processes and increase effectiveness while decreasing costs and being good stewards of budgets. A part of the strategic changes included creation of strategic plans, asset replacement plans and implementation of comprehensive preventative maintenance schedules. During my time with the YMCA, I lead county wide initiatives to convert work orders, asset tracking and parts inventory over to a single platform taking the initiative from RFP through implementation. Another lead initiative was pool buying power across 18 branches and taking business out for bid to ultimately reduce janitorial costs by 10%.During my career I have had the privilege of cultivating Board of Advisor relationships and lead Board of Advisors committees, collaborate with high level stakeholders, and foster crucial donor relationships

Listed skills include Event Planning, Leadership, Social Media, Public Speaking, and 32 others.

During the physical construction process I manage the subcontractor bid process creating bid packages, identifying, selecting and onboarded key subcontractor partners. I also coordinate traffic control plans, permitting and implementation, manage daily field operations, implement owner design changes and work directly with owner representatives and government agencies for inspections, punch list creation, signoff, and turnovers.
