Recent completion as Owner's Representative of MA Center LA (Redondo Beach) an Art Deco building, formerly the Eagles Lodge. This includes completion of; famed Georgian Hotel, another art deco and historically listed building, in restoring it's legendary Veranda. The Veranda is perched as an entry to the famed Hotel and it's backdrop is the tourist attracted Ocean Ave., and the Santa Monica Palisades Park and "bluffs" that overlook the Santa Monica Bay.In late 2014, completed a full Seismic Retrofit of a retail space on the 3rd Street Promenade. The retail space is next to the Apple Store on the Promenade. The building was a URM masonry building and has undergone extensive seismic and structural rehabilitation. Their new tenant is a candy store chain operator It's Sugar. Also completed work on a complete restaurant makeover of the Santa Monica "Bhuddas Belly" into a new Gastro Pub called The Independence, at 2nd and Broadway. Now in progress are additional Santa Monica projects; design development of tenant plans for T-Mobile (old Yankee Doodle building) and an adjoining restaurant, and a Lucky Strike Bowling Alley coming to the 3rd level of the Santa Monica Place Mall, next to ArcLight Theater, all coming in late 2015. The Promenade is a major outdoor pedestrian-only shopping district that stretches 3 blocks between Wilshire Bl. & Broadway, just blocks from the Pacific Ocean. The Promenade allows people to stroll, congregate, shop and enjoy street performers. It truly has become a one-of-a-kind international destination for tourists and Coastal CM enjoys working in this unique City.

A Construction Project Management Service. We are the "Owner's Representative." We represent all facets of project coordination from; architectural and consultant coordination, contractor selections and management, to communication required upon the owner's behalf in terms of analyzing bids, contracts and managing their projects efficiently. We monitor the work, the quality, maintain the budget, issue updates and reports, as well as push the project schedule. We strive to bring industry and technical knowledge to the owner's side with confidence and ease. In 2007, Coastal CM found a unique interest in athletic facility construction. We assist and lead non-profit endeavors. Combined with a longtime interest in working with his own kids in sports as a coach, then as his son's high school football booster president, CCM combined his experience with non-profit efforts to guide, fund raise, design, and manage construction of athletic facility projects. Today athletic design and construction management continues to grow as as it stretches from Manhattan Beach, CA (Mira Costa HS & Marine Av Park), Palos Verdes (PVHS & now PVPHS), Cape Girardeau, Missouri (Univ. SEMO), to El Monte, CA (EMHS). HCM enjoys counseling schools and NPO youth programs design and manage their athletic facility needs, but also find the ways to fund, collaborate, and source the support needed to make them a reality as well. In August 2013, we completed work on funding and constructing a new turf field at Marine Av Park in Manhattan Beach, CA. The project raised 1.3mil for a new soccer facility. It was achieved after 24 mo's of collaboration as a community grassroots effort with the City of Manhattan Beach and AYSO R-18 Soccer. Yes, these projects can be done. Consulted on the owner's behalf to resolve project closeout concerns, during wrap-up of construction on exclusive luxury condominium project in Pasadena, CA. Completed wrap-up and then helped coordinate transition into retail. Led owner's project management of the Retail Bakery "EuroPane" on ground level space of building. Ongoing support negotiations for sales of Luxury Units, contract purchase agreement terms, and then lead the build-out of interior modifications of sold units with additional custom finishes per buyer requests.

Managed the ongoing construction of luxury condominium projects, namely the "Remington" project, a luxury highrise Condominium Project in Westwood, CA and the wrap-up of the "Regatta" (Phase 1) a similar project in Marina del Rey, CA.

The Lead “Owner’s Representative” for Construction of a 10,250 car architectural parking structure, the largest in U.S. (90 mil). Managed consultants and team of contract employees for Disney Imagineering during the California Adventure expansion, for this one-of-a-kind parking structure.

The lead Director of Quality Assurance for the company on design/build projects across U.S. Completed the establishment of the company-wide Quality Assurance Program. Coordinated each project’s specialty consultants. Most projects were of high-end nature where special QA procedures were paramount and on-site QA Engineers were assigned as guided by Johnnie. Special coordination role with the owner(s) and specialty consultants on most projects, as the “Owner Liaison” and in addressing concerns over the integrity of the building’s exterior envelope. Projects ranged from extensive experience on luxury condos, high-rise office buildings, malls, parking structures, to hotels, from New York, California, to Hawaii. Project Highlight: The MTA Gateway Center Project; Largest project in L.A. from 1993-1996. A 295-million “campus style” transportation center. Included expansive and intricate use of glass, stone, architectural metals, and concrete materials in constructing a lush plaza, a metro transportation station, a 3300 car subterranean parking garage and a 28-story high-rise office building.
