4SITE is a vertically integrated office that handles all phases of development from site acquisition, design/permitting, construction, through stabilization and management. 4SITE specializes in urban infill near Downtown LA, often in hillside areas with complex historical site conditions.In 10 years we developed and built 19 single family homes, 26 condos and 596 apartment units in 14 projects with a total asset value over $275M. To be successful during this period, I built lasting relationships with staff throughout LA City government necessary to guide projects through the entitlement process efficiently and with our primary development goals intact.I have extensive experience overseeing construction activities and deploy this knowledge to vet new deals for maximum value add potential. Routine course of business activities has fostered strong relationships with capital partners, law offices for entity formation, and construction and permanent financing lenders.

During the start-up process, I created the entire business infrastructure with minimal start up costs or debt. Prior to leaving, I established multiple pipelines for ongoing lead generation and helped the business become profitable and self-sustaining with first its 6 months.

Reported directly to Mayoral appointee Jonathan Mintz and coordinated daily with senior staff to advance NYC’s financial empowerment initiatives. Our work within the Commissioner's Office leveraged NYC’s leadership within the field of financial empowerment to create model programs for use by other partners within the Cities for Financial Empowerment (CFE) Coalition. Coordinated recruitment of new CFE cities, along with grant reporting, hosting quarterly forums, and preparing research reports for the Coalition.

The 140 person Montgomery County Planning Department serves a County of 1 million residents just north of Washington DC, providing land use recommendations and analysis to local elected officials. I utilized GIS to create a countywide database of forest conservation areas for ongoing monitoring and enforcement in order to meet the County's environmental policy objectives. Additionally, I modeled and analyzed environmental guidelines for master plans, staff reports, and zoning cases.

Chartered by Congress in 1968, The Wilson Center is the nation’s key non-partisan policy forum for providing research and open dialogue to inform actionable ideas for the policy community. I provided substantive support for Georgetown Philosophy Professor Nancy Sherman’s book about the moral psychology of soldiering. I supported her research efforts by reading and writing abstracts/summaries of key source material, along with transcribing interviews from soldiers recalling their Middle East war experiences.
