Provided program planning services to the Executive Vice President of Development of Mountain Development and his partners. Work included building development, cost management and scheduling services for the master plan of the 6,000-acre, $17B, 4-phase program of Mountain Wilderness Resort in North Carolina. Researched infrastructure development, energy and building technologies to incorporate into both the site development and build-out of the community as well as text and graphic work to create the final 32-page investment brochure and the prospectus. Provided a turnkey proposal for IT infrastructure for the entire development life cycle. This combined a fully scalable WAN/LAN system for the development/construction offices and sales offices as well as a complete, offsite fail-over backup system.

Provided program planning services to the Managing Partner of TLCC Holding Company, LLC and his partners. Work included cost planning/management and scheduling services for the master plan for 4 Transitional Living Care (TLC) projects totaling $250M. The TLC Jacksonville, TLC Clermont, TLC Lady Lake and TLC Poinciana projects combined living units, resident-relevant retail space and professional offices as well as medical services in 870 units of village-style living. Researched infrastructure development, energy and green building technologies to incorporate into both the site development and buildout of the community as well as financial analyses to integrate and articulate disparate source information for decisions by the partners.

General contracting including ground-up construction, commercial tenant improvements, structural and finish work for occupancy repurposing (such as commons area conversion to a theater) remodeling and cabinetry/millwork. Successful in expanding DHC from the millwork-casework market to general contracting. Responsible Managing Employee (RME) for California Highrise Class B licensure for the company. Responsible for all intake and development of commercial and residential work. Estimated or peer reviewed estimates for all work. Owner of California General Class B Building Contractor business and computer consultancy, maintaining reputation for excellence in commercial tenant improvements and residential construction-remodeling and mobile home repair, including estimating, all aspects of design, value-engineering, pre-construction, construction, close-out and delivery. Developed remedial construction business of non-code-compliant commercial and residential properties having received correction notices by the Authority Having Jurisdiction.Performed planning, drafting (with outsourced engineering as necessary) and obtained permits for all work in many jurisdictions in Southern California.IT. Used computer expertise to build local area networks and workstations from the ground up for small businesses and individuals. Performed phone and on-site helpdesk functions for individuals, small businesses and the telework cadre of the largest transcription department of a San Diego medical clinic.Sole-source contractor for SOP development of licensed, third-party software for Mitchell International. Requested by Publisher’s executive management for the development of a new QC standard to evaluate future licensing contracts of Publisher’s automotive data to third-party vendors of automotive repair service writing software. The outcome of my work was a physical manual outlining Publisher’s new SOP for conformance testing of any potential vendor’s software interface. I set the standard for use and presentation of Publisher data to shop owners and potential customers. The resultant manual was a highly detailed description of the evaluation procedure, complete with tables and screen captures of exemplar displays of the relevant data. I personally evaluated many such potential vendors’ software programs in my development of this SOP.

Calma Division, Process-Mechanical Group. Performed original programming and QA/QC for CAD application software. The complete software package combined drafting and engineering analysis of piping layouts for industrial plants, process and instrumentation diagrams (P&IDs), and finite element modeling for structural elements. First-draft technical writing of all work product with handoff to technical writing group for finish.Calma’s CAD product had BIM qualities such as interference checking for spatial conflicts (3D), structural properties and estimating (5D) long before BIM was a technical term.

Tutored all physics, chemistry, materials science, mathematics, computer programming for numerical analysis, electronics technology, and related courses in the college catalog to students at San Diego City College. I was the only instructional aide allowed to teach this breadth of material, including courses I had not taken in my own education.

Developed experience in field trade work in ground-up construction and remodeling while working for various general and trade contractors.
