Coordinated closely with Ventura City and County inspectors and regulation authorities, Coastal Commission, California Transit Authorities, Nation Park Authorities to ensure the safety and security of building operations. Upon arrival we were impacted with flooding during rains washing out elevator shaft bottoms causing major flooding within the building due to rain water backing up in storm drains involving each of the aforementioned authorities to clear the drainage system. I built the CAPEX plan to resolve the power distribution problems, vetting and coordinating contractor support to improve reliability on normal and emergency power which improve the quality of the power factor rating of the building. All plans and actions significantly improved over all long term performance and reliability.Emergency Power Generator was undersized and burned up due to load demands. Evaluations of the electrical distribution system was performed and determined that we needed to increase the size of the generator to meet peak demands that exceeded 100% of the existing generator load. This evaluation study also showed electrical lines from the main to sub panels were undersized with the distance causing multiple pieces of equipment to burn out early such as ballasts and compressors in refrigeration system.Received an award for Excellent Emergency Management Response and Restoration at Ventura Beach Marriott
