Realty Income role/experience:After merger with VEREIT in November 2021, joined Realty Income as head of Client Services team in charge of partnering with tenants (clients) on projects (solar roofing, EV charging, et al.) to meet mutually beneficial sustainability goals while concurrently driving ancillary revenue.VEREIT (prior to merger with Realty Income) role/experience: Led organization’s sustainability and real estate operations systems design, implementation, and optimization of $15 billion net lease Real Estate Investment Trust (REIT), consisting of 3,900+ properties and 89+ million square feet in US and Puerto Rico. Oversaw $50+ million portfolio capital expenditure budget and performed year-over-year NOI and Net Cash variance review and approval of 3,000+ property budgets.- Coordinated with all real estate operations departments in streamlining interdepartmental processes and trained personnel leveraging available platforms and technology, including internal data warehouse, Power BI, Salesforce, et al., saving $1+ million in potential additional headcount and/or outsourcing costs.- Reviewed emerging software (RPA, AI) solutions to make cost-saving, efficiencies recommendations to senior management and was an integral part of IT’s data warehouse design and BI initiatives.- Launched sustainability initiatives platform in 2019 with no budget and minimal resources and within 18 months had procured 100% renewable energy for properties with 16+ million kWh of cumulative energy consumption and developed ancillary revenue streams by partnering with solar and EV charging vendors.- Key systems contributor in company going public (Cole Real Estate Investments), subsequent merger with ARCP (then VEREIT), divestiture of private REIT sponsor (Cole Capital), and final merger with Realty Income.

Lead role in organization in advocating for high-net worth investors during investment committee (IC) to challenge underwriting assumptions on potential acquisition opportunities presented by the acquisitions team. For IC approved opportunities, my role was to then oversee due diligence, secure financing and ensure timely close.- Provided analytic and due diligence expertise in areas of acquisitions, dispositions, development, financing, asset management, and valuations, including: underwriting (ARGUS/Excel), executive summary preparation for investment committee, contract negotiations, investor offering memorandum preparation, ordering and review of third-party reports, source and coordination of loan procurement/assumption, and management of closing checklist through close of escrow.- Asset management duties included proposed lease/tenant evaluation and NPV analysis, debt refinance feasibility, loan yield maintenance/defeasance calculations, quarterly investor reporting, asset performance review, and disposition recommendations.- Completed acquisition of four office projects in 2007, totaling $164 million.- Completed acquisition of three office projects in 2006, totaling $52 million.- Assisted in disposition of eight office properties in 2006 through 2007, totaling $139 million.- Supervised team of underwriting, market, and asset management analysts.
