International asset management company awarded the Delta Airlines facility services contract at LGA New Terminal C•Primary objective was to build and staff the JLL facility team supporting Delta in finishing construction, procure O&M contracts, witness equipment commissioning, and open the terminal. • Started the contract with 4 Sr. Management employees finishing 1 year later with 250+ employees staffing the janitorial, engineering, maintenance, customer experience and ITOCC departments. • Department head with 8 direct reports that overseeing 50 mechanics/engineers and 240 janitorial workers in a 24/7 operation.• Responsible to manage the contracts for local 30 union engineers/mechanics and 32BJ union janitorial staff as well as other terminal contracts such as: elevator/escalator, access control, surveillance, BMS, fire alarm, waste systems and controls, trash/recycling/compost/grease.• Managed and coordinated the building asset information collection and uploading into Maximo as well as worked with the admin teams to build out Maximo dashboards and workflows.• Coordinated in house teams to execute various work tickets and preventative maintenance items via Maximo as well as testing and compliance on such systems as: UPS, ATS, emergency generators, motor control centers, fire protection suppression systems, type 1&4 glycol systems and controls, cooling tower chemicals.• Directly responsible for the management and forecasting of operating budgets.• Coordination of JLL engineering team supporting Delta construction initiatives such as: Phased demolition of old terminal, MEP shutdowns for new construction system tie in and other phased activities. Supported all new terminal opening activities transitioning into operation. • Construction management of interior/exterior terminal projects. Coordinates external consulting firms, architects, engineers, and general contractors for the completion of construction projects.

International airport real estate developer and concessions program manager at JFK T5• Directly responsible for the day-to day management and operations of the retail and food program consisting of 60 locations across approximately 1M square feet of airport space.• Managed direct reports that handle all aspects of tenant facilities for operational compliance with JetBlue and Port Authority requirements: Tenant HVAC maintenance, electrical, plumbing, code compliance, Port Authority and New York City health department compliance and safety. • Directly responsible for the management and forecasting of CAM, CAPEX and operating budgets.• Managed the daily, weekly, and monthly tenant location inspections to ensure tenant compliance with landlord, JetBlue and Port Authority standards of cleanliness, condition, and operational functionality.• Managed the Port Authority TAA construction process from start to finish for tenant construction projects including design, JetBlue review, Port Authority review process, construction, inspection, and transition to operation.• Spearheaded a $25M CAPEX terminal improvement construction project. Coordinated the RFP process to onboard a master plan architect firm to create and implement our shared JetBlue/Fraport design vision as well as a general contractor to build out the project.

International airport real estate developer and owner/operator of LGA new Terminal B• Department head that reported directly to the Chief Technology Officer.• Was directly responsible to manage contracts for local 30 union engineers/mechanics and 32BJ union janitorial staff as well as all other terminal contracts such as: elevator/escalator, jet bridge and baggage equipment, access control, sewage trash/recycling/compost/grease, fire alarm testing.• Managed in house teams to execute various work tickets via Maximo as well as coordinate testing and compliance on such systems as: UPS, ATS, emergency generators, motor control centers, fire protection suppression systems.• Was directly responsible for the management and forecasting of CAM, CAPEX and operating budgets.• Construction management of all interior/exterior terminal projects. Coordinated external consulting firms, architects, engineers, and general contractors for the completion of construction projects. Review and critique tenant-drawing TAA submissions and communicate corrections and modifications needed to comply with the Port Authority’s design and construction code requirements. Submitted TAA/MWA packages and inspection requests to The Port Authority for review. Managed and coordinated contractor’s installation of base building structural, mechanical, electrical, plumbing, fire/life safety.

Airport real estate developer and manager of the concessions program at LGA old Terminal B• Responsible for the day-to-day management and tenant operations of a food and retail program consisting of 70 locations across approximately 1M square feet of airport terminal space, reporting to The Port Authority commercial team.• Department head with 5 direct management reports from the following areas: facilities, construction, marketing, customer service, program performance and analytics.• Management and forecasting of CAM, CAPEX and operating budgets as well as heavy input into tenant lease creation.• Controlled the testing, compliance and maintenance schedules of tenant location systems such as: fire protection, kitchen Ansul systems, exhaust and grease collection systems.• Managed vendor contracts for common area maintenance both union and non-union such as: janitorial, electrical, plumbing, escalator/elevator and HVAC repair and maintenance. • Successfully project managed and completed $20M in tenant retail construction projects and $4M in CAPEX consisting of escalator and base building HVAC replacement, all completed in an 18-month timeframe. Collaborated with tenant internal and external architect and design teams to ensure designs are meeting the requirements and specifications outlined in their lease agreement. Coordinated the Port Authority TAA project submittal and rider process.
