Work to date focuses on time series modeling, machine learning, and probabilistic programming in STAN. Projects include but not limited to:Developed binary classification model to determine the probability of bad debt repayment. Took learnings and developed model to mitigate risks created by holes in the up front applicant screening. Annualized benefit for 2018 was $2.4M with 15% reduction in bad debt generated annually.Developed hierarchical structural time series model that forecasts upwards of 40 property level time series nodes at the base connected to a regional node time series model at the summit of the structure. Both levels include regression components relative to their domain. The model takes top level economic data at the parent node and distributes the regional effect through the child nodes. Child nodes create implicit clusters through partial-pooling enabling robust modeling in a zero-inflated data set. The framework was applied to 6 regions with 2 lease type categories per region for 12 models. Each model was developed in STAN and executed through R. Price recommendation model computes premium given elasticity of demand, historical demand realization, and time left in month. September and October results put the estimated annualized revenue benefit at 270k for limited lease term duration set.Developed yield management logic utilizing a Cauchy CDF estimated in STAN to identify thresholds for lease renewals. Back test of 2016 and YTD 2017 estimates potential annualized revenue benefit at over 3 million dollars. 2018 testing realized a gain of almost $15 per negotiated lease yielding $1.6M increase in annual rental revenue.
