Working for a builder/developer in the roughest of times from 2007 to 2009 has given me a unique advantage over your average agent. Not only do I know how to build houses and develop land, I’ve helped investors build them and make a small fortune.From 2010 to 2013 while most agents started selling insurance or another form of earning an income, I was helping my clients buy flip properties at the foreclosure auction, or scoring a great deal on multi family rental properties while other investors sat on the sidelines and waited for the market to get better.I’ve developed a proprietary way of valuing real estate for the income it produces, or for the potential that it might offer once it has been given a face lift. The average buy and hold property that I’ve helped my clients purchase returns 11% (and often more) of their money on an annual basis before tax. On fix and flip investments, clients are often getting 35% (or more) depending on the property.I believe in buying what I sell, so therefore I purchased 18 rental units between 2009 - today, which equates to $3,000,000 in assets and $93,912 in annual cash flow. In 2010 I saw a need for building new construction homes and helping other builders liquidate lots that were in the foreclosure process. I created the company with equity partners and hired a local builder to build homes for resale based on market needs.We were able to build 8 luxury & entry level homes that sold for top dollar and provided the partners with net profits over $702,000

I was initialled hired as an administrative assistant, and through experience and grit my position evolved into more of a project manager. My duties included:- property management and tenant placement- hiring of subcontractors and scheduling of multiple new construction homes throughout the building process- applying for and following through with building permit issuance- problem solving during the permitting and construction process- creating and adhering to strict construction budgets- home owner orientation walk through- assisting local banks in determining the best possible workout scenario for non-performing loansThis position gave me experience in the construction field which has helped with my success in dealing with difficult real estate transactions when a system or construction problem has come up. I am also well versed in the construction industry and am able to solve problems that many agents may not have the experience.
