Senior building engineering operations position and is responsible for overseeing and providing administrative, operational and technical service and support to the engineering/operations department for a market. The primary task of the Associate Director is to oversee the overall portfolio operations inclusive of; building engineering, building maintenance, tenant coordination and tenant requests/servicing. The Associate Director will ensure that the assigned real estate portfolio is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational and energy efficiency. They will also be responsible for the effective leadership of his/her assigned reports, managing the engineering program to the highest level of quality work, customer service, the C&W engineering platform, and client expectations. The Associate Director will perform at the highest of ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies. Responsible for ensuring that all governance required modeling/testing is being performed and documented. Ensure that C&W’s“On Boarding” process is being provided for all new employees. Own and manage the hire process from recruiting, interviewing, vetting, Job req creation through on boarding. The AD will ensure that both “Annual Engineering Audits are performed and “Annual Asset Inspections” are being conducted.

• Maintain and Reviews assigned work orders for all 40 locations in portfolio.• Performing HVAC preventive maintenance, trouble shooting, replacing various components, compressors, motors, and repairing refrigerant leaks• Replacing ceiling tiles, carpet tiles, repairing doors, including locks, hinges, closers, and cabinet/furniture hardware• Replacing bulbs, ballasts, receptacles, switches, and general trouble shooting. Control inventory and ordering of all lighting products• Inspects mechanical, electrical and plumbing systems, and site as a whole.• Resolving plumbing issues including snaking and water jetting drains, repairs on faucets, toilets, urinals, water-heaters, garbage disposals and all other plumbing equipment.• Oversees and inspects the work performed by outside contractors. • Completes maintenance and repair records as required

Involved in daily operations of a large central plant containing 3400 tons of cooling in a primary/secondary loop with variable frequency pumping. Duties include water treatment testing, pump maintenance and repair, chiller maintenance, as well as cooling tower and fluid cooler maintenance and repair. Full pump tear downs and overhauls to include impeller, seal and bearing replacement, shaft alignment and testing. Electrical motor rebuild and replacement including bearing replacement, winding inspection and testing with a mega-ohm meter. Maintain and repair all HVAC and air moving equipment including VAV’s, VFT’s, Rooftop Air Handling Units and Fan-wall AHU’s Fabrication and welding on multiple projects. Proficient with our advanced digital building control system to include lighting, HVAC, and building energy monitoring. As the vertical transportation shop foreman I was responsible for overseeing all work completed on escalators and elevators. Inspected daily and scheduled all service. Continued experience with plumbing issues including snaking and water jetting drains, repairs on faucets, toilets, urinals, water-heaters, garbage disposals and all other plumbing equipment. Repair and maintain life safety systems.
