Coming to Brawley as been a career defining moment! I was given a chance to be part of a 3-man team to come to Raleigh and open an entirely new division for W.B. Brawley Company in Commercial Construction. Being able to be on the ground floor of a start-up construction company and be able to grow and create a positive force in the construction industry has always been a career goal. In a very short time, we have grown this new division from a start-up to $24 million dollars in contract work with me at the helm of Pre-Construction and Estimating. This growth has allowed the company to move from 3 employees to 12. With successful completion of our first projects on the horizon the future is bright.

Project Manager - Focused Projects include: Village Hearth Co-Housing (LGBTQ) Co-Housing Multi-Family Development (Chapel Hill, NC), State Employees Credit Union (SECU) Bank, and Bell Leadership Office Building – ($15 million Negotiated Budget) Maintaining existing facility functions during construction, small site logistics, prototype construction, multi-generation ownership, with increased profitability and positive relationships. Primary responsibilities include maintaining and growing Client (Owner, Architect, and Subcontractor) relationships, coordination of on-site project team, on-site project management, project analysis, contract enforcement and administration (Owner and Subcontractor), project planning, project controls (Submittals, RFI’s), project scheduling, project buyout, cost control (Owner Billings, Subcontractor Invoices) project forecasting and monthly financials.

Senior Project Manager - Projects include: Multi-Family (Legacy Lakes), Design Build (Estes, Keffe, Chris-Smith), Development Residential Properties (Pittsboro, NC) – ($6,000,000 Annual Budget) Other responsibilities include Field Operations, on-site project management, project analysis, project planning, project controls, project scheduling, project buyout, cost control, and monthly financials.

James Curtis Builders, L.L.C. – 3/15 – 10/16General Contractors, Pittsboro, NCOwner/Construction Manager - Focused Projects include: New Construction and Design Build Residential Properties (Morgan, McKenzie), Additions (Clark), Renovations (Aiken) (Pittsboro, NC) – ($350,000 Annual Budget, NC License #75461) Primary responsibilities included client meetings, design consultations, estimating, planning, scheduling, cost controls and monthly billings and financials.

Program/Project Manager - Projects included: Multi-Family and Residential Properties (Chapel Hill, NC) – ($4.5 million Hard Bid Budget) Top 3 revenue producer for 4 years straight. Managed approximately 300 individual Clients over 4 years including coordination of on-site project team, on-project planning, project controls (Estimates and Contracts), project scheduling, project buyout, cost control, and monthly financials.

Project team leader of onsite Construction Team. Focus Project includes: Mills Park Middle School (Cary, NC) – ($38 million GMP Budget) Construction of a new prototype school for Wake County Public School System. Working closely with the Owner to secure early completion of all fields, which were a joint use with the local municipality allowed for early turn over (approx. 1 year) to the local parks department. This resulted in substantial cost savings to the Owner.

Project Manager – Focus Project include: Central Region Psychiatric Hospital (Butner, NC) – ($110 million, Hard Bid Budget) One of three project management team members responsible solely for work scopes of divisions (2-14). Special Inspections coordination and facility interlacing between, Office, Detention, and Medical Construction types through 8 separate, 3-Story buildings over 200,000 s.f

Project Manager – Focused Projects include Renaissance Center at Southpoint (Durham, NC), Carpenter Elementary School, East Cary Middle School, Craven Regional Medical Center (New Bern, NC) – ($38 million Negotiated and Hard Bid Budget) Construction of interior build out of multiple suites with multiple delivery schedules for such clients including Pier One, Cargo Kids, Linens & Things, Cost Plus World Market, Jennifer’s Convertibles, S & K Menswear, David’s Bridal, Moe’s Southwest Grill, Ted’s Montana Grill, Jared’s Galleria of Jewelry, Tenant White Boxes and Offices. Critical schedule constraints to meet the 2003 holiday season were achieved for all clients. An extra 10 % increase in projected profit was achieved.
